Registered Professional Engineer 2937 Four Corners Drive, Grand Junction, CO 81503 cell : 970/250-9242 e-mail: garyreeder34@gmail.com RE: Underpinning (Piering) Project -Finni Report 201 Larkspur Drive Carbondale, CO 81623 Although the garage foundation walls were lifted I "-1-1/8" (Drawing A), the low area remained near the NE corner (Drawing B); the high area in the garage is still at the SE comer. It is normal practice to measure garage elevations from the ceiling since most garage slabs are sloped toward the front for drainage . However, when the tops of the concrete stem walls are exposed, it is more accurate to measure the foundation elevations directly on the stem wall (Drawing C). The goal was to achieve as much lift as possible at the garage without causing damage to drywall or causing major adjustment to be made to the garage door. The lift was stopped at acceptable stress levels. The walkout garage door needs some adjustment as it binds and does not close properly . The overhead garage door operates properly. The difference between the respective elevations at the ceiling and at the top of the concrete stem wall represents the lack of "tightness" in the entire wall structure. As the lift progresses the concrete stem wall raises until the pressure starts to raise the stem wall and the wood wall together as a unit. The upward pressure tends to tighten the entire wall structure and then raises as a unit with the ceiling structure. The floor elevations in the room above the garage generally follow the ceiling elevations of the garage but of different magnitudes . These floor elevations are shown in Drawing D. • Residential Structural Inspections • Foundation Design and Piering 201 Larkspur Drive page 2 April15,2016 The goal in the basement was to stabilize the foundation wall rather than attempt to lift it. The results here are shown in Drawing A. In summary, the foundation walls where piered are stabilized. The push piers were installed in accordance with the manufacturer's recommendations and specifications. The lift was accomplished in a proper manner by personnel from Foundation Repair of Western Colorado (FRWC). Please call me if you have any questions.
