IRON MOUNTAIN ]NVESTMENTS/SKETCH PLAN AND REQUEST FOR EXEMPTION FROM FURTHER SUBDIVISION Dennis Strangen reviewed the request to divide an existing fourplex into four" condominium units located approximately 5% miles south of Gfenwood Springs on the north side of County Road 154. He noted the building meets the UBC requirements, acconding to Bud Milnen, the Building Official. Mr:. Strangen stated the request is also to exempt the developer from going through the fulI subdivision neview basically because the request is to fragment the owner- ship of an existing buiJ-ding. He noted the recommendation from the staff is fon appr"oval of both sketch plan and exemption fnom the full subdivision review with conditions Mr. Kerst, the representative for the project, stated he agreed with all the conditions of appr:oval. They wiII also be filing fon a municipal welI. Chairman Mackley felt the parking situation was inadequate for the fourplex. 0n a site inspection, he concluded it was too narnow. Dr. Bowles agreed with this state- ment. Mn. Ker^tst said a panking plan would be submitted, including landscaping. Mn. Albertson objected to the mechanics of going thnough the Basalt Waten Distnict to get watel? out of Ruedi to satisfy a fourplex. The administrative ability to bring water out of Ruedi to satisfy one municipal well 5 miles away didnrt make sense. Mns. Lorah didntt like all the variances involved to get the fourplex where it was today. Dale ALbertson moved to recommend to the Boand of County Commissioners to have the fnon Mountain Investments Company go th::ough the full subdivision process. Mrs. Lorah seconded the motion. Dale Albel"tson moved to ::ecommend appnoval of the fron Mountain fnvestments sketch plan with the following conditions: t. A site plan be prepared at a scale adequate to eval-uate the parking and the scneening of tnash receptacle. 2. The applicant proposes to utilize an existingrntell. Prion to final plat approval, the Division of Waten Resour.ces shoul-d indicate approval of the waten source. 3. The utiltiy companies should submit wnitten appnoval of the pr:ovision of utiltiy se::vices. 4. The county r^oad night-of-way should be shown on the Final PIat. 5. A site plan should be pr.epared as part of the condominium documents. The site plan should address the folfowing elements: a. Landscaping; b. Panking (including delineation of the access points and the etimination of the continuous dr:iven pen the necommendation of the County Road Super:vison); c. The scneening of the trash neceptacle and verification that the neceptacle is 1ocated outside of thb county ::ight-of-way; d. The applicant should investigate an altennate panking area.
