The fourplex was put on the lot in January of 1980. II. DESCRIPTION OF THE PROPOSAL: A. Site Description: The lot is a long narro\,r' piece of property located between County Road 154 and the Denver and Rio Grande Railroad (Aspen branch). B. Project Description: Divide an existing fourplex into 4 condominium units. III. MAJOR MNCERI{S AI{D ISSUES: A. County Sanitarlan comments, page _15 B. The applicant proposes to utilize an existi-ng we11. Prior to final approverl the Divisi.on of Wat.er Resources should indicate approval of the water source. C. The utility companies should submit written approval of the provision of utility services. D. The county road right-of-way should be shown on the Flnal Plat. E. A site plan should be prepared as part of the condominium documents. The site plan should address the following elements: 1. Landscaping 2. Parking (including delineatj-on of the access points and the elimination of the continuous drive per the recommendation of the County Road Supervisor). 3. The screening of Ehe trash receptacle and veriflcation that the receptaole is located outside of the county right-of-way. IV. FINDINGS: A. The applicant has followed all applicable procedures to date. V. STAFF RECOIVII{ENDATION: Approval wi-th items III.(A) through III. (E) considered conditions of approval. VI. PI*A,NNING CO}OISSION RECO}O{ENDATION: A. On September B, 1982, Ehe Planning Conrnission recommended the proposal should go through the fuII subdivision process. B. Sketeh Plan was approved with the following conditions: 1. A site plan be prepared at a scale adequate to evaluate the parking and the screeriing of the trash receptacle.
