The Ske;ch Plan and request for exemption from further subdivision review was approved by the Board of County Commissioners on September 2G 1982, with the follotring conditions : 1. That prior to final plat approval, the Division of Water Resources shal1 indicate approval of the water source for the proposed subdivision; 2. The County road right-of-way sha11 be shown on the final plat; 3. That prior to final plat, the applicant shall prepare a site plan at a scale adequate to evaluate the following: a. Landscaping; b. Parking (including delineation of the access points and the elimination of continuous drive, per recommendation of the County Road Supervisor); c. The screening of the trash receptacle and verification that receptacle is located outside the County right-of-way; and d. The applican; shall investigate an alternative parking area. 4. That prior to final plat approval, this matter shall be referred to the Garfield County Planning Conrnisslon for their review. B. Conditions of approval have been dealt with in the following 1. The county road right-of-way is shown on the Final Plat; 3. A site plan was prepared that deals with the conditjons of approva'l; 4. The Planning Commission had the matter referred to the them and the Cha'irman was authorized to sign the Final Plat on March 9, 1983. II. FIIIDINGS: A. The applicant has compfied with the conditions of the Garfield County Subdjvision Regul ations;B. The project is cons'istent with the Garfield County Zoning Resolution;C. That for the above stated and other reasons, the Final Piat appears to qualjfy f or approval by thi s Commi ss'ion. I I I. RECOMMENDATION The Chajrman be authorized to sign the Final Plat after a copy of the final written agreement is provided to the Planning Divjsjon. 1B
