HomeMy WebLinkAboutHOA Review Letter• • • Four Mile Ranch HOA -Design Review Committee PO Box 1207 Glenwood Springs, CO 81602 Date: To: Re: Subject: Monday, May 23n1, 2016 Mike and Kristi Picore (via email) Lot 24, Four Mile Ranch Glenwood Springs, CO Final Design Review After receiving your completed Final Design Review Package on May 121h, 2016, the DRC has sent your submittal to our design professionals and has not yet received comments on your final landscaping plan. The Landscaping Plan is not a part of this Final Review approval and will be addressed in a subsequent letter. The DRC has the following comments for your inclusion/revision in your construction and has granted an approval of your latest submittal. You are approved to move forward noting the following items: 1. Site Plan -The drainage swale created on the north side of the driveway will not be allowed to convey stormwater to the adjacent parcel or into the utilities near the street. A pipe shall be placed under the driveway to convey the drainage on the south side of the driveway. 2. Site Plan -Please place silt and/or construction fencing at the edges of the construction limits described on the site plan prior to grading activities to define the limits of construction. This will help limit the amount of disturbance to native vegetation. 3. Site Plan -Please ensure that the "SPA" on the NE comer and the "AC" on the SW comer of the home are screened with landscaping features to minimize their exposure per the DRC Guidelines. 4. Construction Start -Before you start any construction a "Pre-Construction" meeting will be required along with the $7,500.00 construction deposit as defined in Appendix E. May23, 2016 Page2 5. Landscaping-To be addressed i11 a follow up correspondence. 6. Building Footprint -Please submit separately a request in writing for the variance. This is for both our records and for you to utilize when obtaining Garfield County Building Permit if they question noncompliance with subdivision guidelines. The DRC will grant a waiver for the protrusions of the building of 3' and 5' on the East side of the home as detailed current layout.
