two hundred feet (200') of the proposed amended plat, mineral owners and lessees
of mineral owners of record of the property to be a part of the amended plat, and
tenants of any structure proposed for conversion.
Evidence of the soil types and characteristics of each type.
Proof of legal and adequate source of domestic water for each lot created (whicft
may consist of proof described in Section 8:42(D) of the Subdivision Regulations),
method of sewage disposal, and letter of approval of fire protection plan from
appropriate fire district.
lf connection to a community or municipal water or sewer system is proposed, a
letter from the governing body stating a willingness to serve.
The Applicant shall sign the "Agreement For Payment" form and provide the Base
Fee with the application. (see attached fee schedule for amount)
Provide 2 copies of the Application. Staff will request additional copies once the
application has been deemed technically complete.

Dear Jim,
Please find enclosed application to amend the plat of Antlers Orchard Development
(AOD) Tract 32. The purpose of the proposed amendment is to incorporate an additional
1.45 acres into Antlers Orchard Development Tract 32.
The additional 1.45 acres will be purchased from Jeffery Craw. This parcel is above the
Grand River Ditch thus requiring irrigation water to be pumped. Since Mr. Craw uses
gravity flood irrigation on the remainder of his land, this parcel currently has little use.
Incorporating this paroel in AOD Tract 32 will allow me to extend my irrigation system,
thus increasing the parcel's usefulness. The proposed property line will follow along the
Grand River Ditch.
If the proposed amendment is approved,AOD Tract 32 will consist of 11.45 acres and
of approximately 84 acres. The result in thethe Jeffery Crarv property will consist

Consent Agreement
This agreement between Jeffery Craw and Paul J. Rinker is for the transfer of a portion of
Mr. Ciaw's property, as described on page two of this agreement, to Mr. Rinker' The
aforementionedproperty will be included in the amended plat for Antlers Orchard
Development Tract 32, as proposed by Mr. Rinker to Garfield County.
Title for the aforementioned property will be transferred upon approval by Garfield
County of the amended plat for Antlers Orchard DevelopmentTracl"32.
Mr. Rinker will pay Mr. Craw $9,000 cash at the time title for the aforementioned
property is transferred.
Mr. Rinker will be responsible for all expenses associated with amending the plat for
Antlers Orchard Developme nt Tract 32.
Both of the undersigned parties consent to the terms of this agreement.

APPLICANT understands and agrees that Garfield County Resolution No. 98-09, as amended,
establishes a fee schedule for each type of subdivision or land use review applications, and the guidelines for
the administration of the fee structure.
3. APPLICANT and COTINTY agree that because of the size, nature or scope of the proposed
project, it is not possible at this time to ascertain the full extent of the costs involved in processing the
application. APPLICANT agrees to make payment of the Base Fee, established for the PROJECT, and to
thereafter permit additional costs to be billed to APPLICANT. APPLICANT agrees to make additional
paymsnts upon notification by the COUNTY when they are necessary as costs are incurred.
4. The Base Fee shall be in addition to and exclusive of any cost for publicafion or cost of
consulting service determined necessary by the Board of County Commissioners for the consideration of an
application or additional COUNTY staff time or expense not covered by the Base Fee. If actual recorded costs
exceed the initial Base Fee, APPLICANT shall pay additional billings to COUNTY to reimburse the COLINTY
for the processing of the PROJECT mentioned above. APPLICANT acknowledges that all billing shall be paid
prior to the final consideration by the COLINTY of any land use permit, zoning amendment, or subdivision
plan.

Dear Fred,
Please find enclosed Affidavit Re: Boundary Line Adjustment. The purpose of the
adjustrnent is to incorporate an additional 1.46 acres into Antlers Orchard Development
Tract32.
The 1.46 acres of land is on the northeast corner of Jeffiey Craw's property. The acreage
is divided offthe main body of property by the Grand River Ditch. The property line will
follow along the Grand River Ditch.
The amended plat was approved August 2,2004 by the County Commissioners. The
AOD Tract32 will consist of 11.45 acres and the Jeftey Craw property will consist of
approximately 84.08 acres. The result in the relocation of the property line affects only
these two properties and meets Garfield County zoning requirements.

AFFDAVIT RE: BOUNDARY LINE ADJUSTMENT
the undersigned affiants being first sworn upon thereof, depose and state as follows:
1 . We are the owners of real property in the unincorporated area of Garfield County,
which is described in Exhibit" A" which is affached hereto and incorporated herein by
reference.
2. We are desirous of adjusting the boundary lines of our lots and sign this Affidavit
in accordance with the Garfield County Subdivision Regulations of 1984, as amended.
3. We hereby represent that no new lots will be created and therefore, that Garfield
County will not be required to issue any building permits, other than what it would be
required to issue for the already existing lots.
4. We hereby represent that none of the parcels of property involved in this
boundary line adjustment is part of a previously platted subdivision of record.
5. We hereby represent that the boundary line adjustment made reference to herein
will not cause the loss of access by road or to utilities, to any parcel of property involved.
6. We hereby represent that the boundary line adjustment being made will not result
in any of the lots involved being less than the minimum lot size allowed as a result of the
boundary line adjustment or create any non-conforming setbacks for any existing
structures.
7. We hereby represent that a copy of the Affidavit will be recorded with the
Garfield County Clerk and Recorder.

I have prepared a list of comments or corrections to be made prior to approval for survey
content and form.
1. The bearing labels 589"44'49"W and 589"45' 1 2"W need to be moved out of
the boundary line work so as to make more legible-

acre parcel it should be indicated on the plat-
