DESCRIPTION OF THE PROPOSAL
The owner of Antlers Orchard Development Tract 32 proposes to expand their easterly lot line to
coincide with the centerline of the existing Grand RiverDitch. This expansion would add 1.45 acres
to the 10 acre tract for a total acreage of I 1.45 acres. The adjacent property, owned by Jeff Craw is ameets and bounds property containing approximately 85.53 acres. This action will reduce thatproperty by 1.45 acres resulting in a remaining total of approximately 84.08 acres. The purpose ofthe amendment is to transfer a 1.45 acre portion of land that is presently physically split from the
larger Craw property to the adjacent AoD Tract. No new .oudr, ,"* ioir,-or dwelling units areproposed as a result of the proposal.
II. AUTHORITY
Section 6:10 of the Subdivision regulations states that an amendment may be made to a recorded
plat, if such amendment does not 1) increase the number of subdivision lots or dwelling units, or 2)
result in the major relocation of a road or add new roads. This request will not result in either of thetwo aforementioned standards and Staff finds these standards are met.
III. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable standards fora plat amendment. Therefore, the Plaruring Staff recommends that the Board of County
Commissioners, pursuant to Section 6:10 of the Subdivision Regulations of 19g4, as amended,
approve this amended plat request with the following conditions:
1' That all representations of the Applicant, either within the application or stated at the meeting
before the Board, shall be considered conditions of approval.

Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy), then signed
and dated (mylar copy) by the County Surveyor, than signed and dateJby tt

Board and recorded in the Clerk and Recorder's office oiGarfield County. The Amended Final
Plat shall meet the minimum CRS standards for land survey plats, as required by Colorado statelaw, and approved by the County Surveyor and shall include, at a minimr., th" information
outlined in Section 5:22 of the Garfield county Subdivision Regulations.
Jeff Craw shall be required to complete a Lot Line Adjustment application obtained from the
Garfield County Building and Planning Department to reflect the change in the larger parcel.
This shall be completed and the necessary documentation recorded in the Office ofthe Clerk and
Recorder concurrently with the recordation of the final plat for Amended Tract 32 of the Antlers
Orchard Development.
