Missouri Heighls north of Carbondale Lot23 of the Sti.rling Ranch Planned Unit Development PUD 8.168 acres I L BACKGROTJND In November 2003, the Board approved the resubdivision of Lot 28 jLnto three new lots within the Stirling Ranch PUD. A condition of approval of the preliminary plan fbr this resubdivision required the Applicant to slightly relocate a portion of County Road 1624 so that it would physically be located in the County road easement as the road provided access to the PUD at its main entrance. This road relocation was to occur prior to final plat approval by the []oard. As a result of this road relocation, a short length of the intemal porti,on of the road as it enters the Stirling Ranch PUD (also known as Skipper Drive) also needed to be,relocated so that it would be aligned with the newly realigned CR 162A. This intemal realignment of the physical roadway (and the gate post) encroached slightly into the adjacent Lot23 which needed to be addressed on the final plat. II. III. AUTHORITY Section 6:10 of the Subdivision regulations states that an amendmerLt may be made to a recorded plat, if such amendment does not l) increase the number of subdivisic,n lots or dwelling units, or 2) re-sq-lt in the major relocation of aroad or add new roads. This request will not result in either of the two aforementioned standards and Staff finds these standards ars met. Amended Plat for Lot 23, Stirling Ranch PUD BOCC - 11/01/04 Page 2 IV. STAFF RECOMMENDATION The Applicant has provided all required documentation and has satisfied the applicable standards for a plat amendment. Therefore, the Planning Staff recommends that the Board of County Commissioners, pursuant to Section 6:10 of the SuMivision Regulations of 1984, as amended, approve this amended plat request with the following conditions: 1. That all representations of the Applicant, either within the application or stated at the meeting before the Board, shall be considered conditions of approval. 2. Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy), then signed and dated (mylar copy) by the County Surveyor, than signed and dated by the Chairman of the Board and recorded in the Clerk and Recorder's Office of Garfield County. The Amended Final Plat shall meet the minimum CRS standards for land survey plats, as required by Colorado state law, and approved by the County Surveyor and shall include, at a minimum, the information outlined in Section 5:22 of the Garfield County Subdivision Regulations.
