HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLRE-7-16-43441 SEPT 7-16-4345 Antonia Zurcher ADU@4110 CR 243 New Castle, CO 1) SEE PLAN ATTACHMENTS FOR BUILDING REQUIREMENTS. 2) ALL WORK MUST COMPLY WITH 2015 IRC AND MANUFACTURERS SPECIFICATIONS. 3) ALL WORK MUST COMPLY WITH THE "R" RURAL ZONE DISTRICT STANDARDS AND THE CONDITIONS OF THE CURRENT LAND USE CHANGE PERMIT GAPA-0416-8444. 4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION, 1500 PSF. 5) ALL HIGH STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR. PROVIDE APPROVAL REPORT AT FRAMING INSPECTION. 6) PROVIDE ENGINEERED TRUSS SHOP DRAWINGS AT FRAME INSPECTION, TCLL @ 40 PSF. 7) PRIOR TO CERTIFICATE OF OCCUPANCY FOR THE ADU THE APPLICANT SHALL FURTHER DOCUMENT THE LEGAL USE OF THE EXISTING DRIVEWAY OR ESTABLISH A NEW PHYSICAL ACCESS BY SATISFYING ONE OF THE FOLLOWING: A. PROVIDE DOCUMENTATION OF AN EASEMENT GRANTED FROM THE BLM. SAID EASEMENT SHALL BE REVIEWED AND ACCEPTED BY THE COUNTY ATTORNEY'S OFFICE. B. OBTAIN AND PROVIDE EVIDENCE TO THE COUNTY ATTORNEY'S OFFICE AN ORDER FROM THE COURTS DECLARING AN ACCESS EASEMENT. C. CONSTRUCT A NEW DRIVEWAY ACROSS THE APPLICANT'S PROPERTY CONNECTING DIRECTLY TO CR 243. THE PLANS SHALL BE REVIEWED AND ACCEPTED BY COMMUNITY DEVELOPMENT DEPARTMENT STAFF AND THE COUNTY ROAD AND BRIDGE DEPARTMENT PRIOR TO CONSTRUCTION. SEE ATTACHED COPY OF THE LAND USE CHANGE PERMIT GAPA-04-16-8444 PAGE 4 EXHIBIT C, CONDITIONS OF APPROVAL # 6, FOR THE SPECIFIC REQUIREMENTS.
