WHEREAS, the Board of County Commissioners of Garfield County, Cotorado,
received a Zone Districf Modiftcation and Text Amendment application ftom LB Rose
Ranch LLC for lronbridge PUD, Garfield County, State of Colorado; and
WHEREAS, the Zone Distict Modification and Text Amendment proposes the
folloling changes to lronbritlge PUD as folloms:
1. Planning areas 1-19 and21;
e. To allor one aeessory detached habitable stuc{ure consisting of one
bedroom, sfudio or vuork shop together with one bafrrroom, and tre gross
floor area of whlch shall not exeed 300 sq. ft., to be called a "Casitia
Unff. Each Casita ehall be used and or occupied exclusively by the
orvner(s) ortfie family members and gucst(s) of the orne(s) of the
subiect lot. The Gasita shall not oontrain any kitchen facilities and shall not
be baeed.
2. Planning Area 19:a- Reduce the front yard setbad< to ten (10) feet Currenty the fiont prd
sebad( in the area is ttrtEnty (20) ftet for single family homes and fifteen
(15) feet for multi family residences.

b. lncrease the total residentialdensity from 74 to 78 units to allow for an
additional four affordable dwelling units.
3. Planning Nea22:
a. lncrease the total density from ten (10) to trenty (20) units to allorfor an
additionalten (10) afiordable housing units.
b. Reduce the right-of-way from.forty (40) feetto twefi six (26) feet,
c, tncrease trte district boundariras of PA Z2toacoommodate additional
affordable housing. The conesponding adjacent paroel (Phase l, Golf
Couree 6) will decreasa in size.
WHEREAS, on January l1th 2006, the Garfield County Planning Commission, in a
public hearing, recommended that the Board of County Commissionee approre the Zone
District Modification and Text Amendment with conditions; and
WHEREAS, on February 21!t 2006, the Board of County Commissiones held a
public hearing upon ffte question of wfiether the Zone DiEtict Modiftcation and Text
Arnendment should be granted, granted with conditions, or denled at which hearing the
public and interested persons were given the opportunity to ereress their opinions
regardirlg the modification and amendment; and
WHEREAS, the Board of Courrty Commissioners, on the basis of subshntial
compebnt evldence prcduced at the aforementioned hearing, has made the folloling
detennlnation of facb:
1. Proper publication, pubtic notice, and posting uere provirled as required by taw for
the hearings before the Planning Commission ard before the Board of County
Commissioners.
2. The hearings before the Planning Gommission and the Board of County
Commissionerc were elGnsire and complete; allpertinentfacts, matbnB and issu*
welc submiEcd and that all intcrwbd parties rucle hcard at thee hcarings.
3. The application is in complianoe with the gtandards set fortr in 510.00 of the
Garfreld CountyZoning Reeolution of 1gTB, as amendcd.
4. All datra, surueyE, analysis, studies, plans and designs as required by ttre State of
Colorado and Garfield County have been submitted, revbnNed, and found to meet
1tl planning and enginccdni rcquircmcnts of thc GarfcH iounty SubdMsion
Regulations
NOW THEREFORE, BE lT RESOLVED by the Board of County Commissioncrc of
Garfield C-ort*y Colorado that based on the determination of facts ia fortn above, the
Tnne Disfici Modificaton and TextArnendment is approvcd with the follouring condifpns:

All representations of the Applicant, either within the application or stated at the
hearing before the Board of County Commissioners, shall be oonsidered conditions
of approval unless othenrise modified by the Commission.
The County Commissiorers may wave or modfi the specificafions, standads and
requircments wtrich would othenrise be applicable, as requested bytheApplicant.
There shall be no on street parking alltrued on any street widths rcduced to 26 feet
and the applicant shall place appropriate "No Parking' signage on those steetr.
