A final Electrical Inspection from the Colorado State Electrical Inspector; 2. Permanent address assigned by Garfield County Building Department posted where readily visible from access road; 3. A finished roof, a lockable house, complete exterior siding, exterior ioors and windows r installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing; 4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running water, non-absorbent floors and walls finished and a privacy door; 5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or decks over 30" high constructed to all 1994 UBC requirements; S. Outside grading done to where water will detour away from the building; 7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all the required items are completed and a final inspection made. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Is a site plan included that indicates the distances of the proposed building or addition to property lines, other buildings, setback easements and utility easements? Yes 2. Does the site plan include the location of the I. S.D.S. Inspections will be made from Battlement Mesa to West Glenwood in the mornings and from Glenwood Springs to Carbondale in the afternoon. Morning inspections must be called in by 12:00 p.m. the day before; afternoon inspections must be called in by 4:00 p.m. the day before. All items listed below are the responsibility of the buyer or their sub -contractor. 1. perform all necessary site prep as outlined on site inspection form. 2. Secure all required permits prior to construction start. a. Building permit b. Sewer / septic permit c. Soils test (as required) d. Engineered drawings (as required) 3. Provide copies to dealer representative to keep on file. B. Alt footing to be placed at or below frost line. CHECK LOC.4L CODES 1. Frost line will determine the height of the stem wall. 36" frost line = 36" wall on the top of 8" footer to maintain 8" minimum above finish grade. We require a minimum wall height of 28" to provide service. 2. A 3' crawl space access must be provided. We recommend a 3' x 3' step out in the stem wall with a wood/shingle cover. 3. Foundation "Venting" is required: One 6" x 18" vent per 25 lineal feet of stem wall. Vents should be placed at the top of the concrete except for certain vinyl models. Ask your dealer representative. 4. Tie down loops to be provided in footers. Loops 3' from ends and 10' on center long the length of the unit. 5. Tie down'straps (cables and turnbuckles) to be installed by buyer or their contractor after the unit is placed. 6. A 2" x 6" seal plate to be bolted 6' on center must be installed on the top of the stem wall prior to unit placement. An additional 2" x 4" plate may be required on some models. Ask your dealer representative. 7. Some manufactures do NOT offer recessed frames. This unit may require I beam pockets or step downs in the stem wall. Your dealer will provide this information. Ask about your specific make and model. C. foundations must be back filled prior to delivery of unit. 1. Back fill to within 12" of top of stem wall and level out 20' to allow for unit to be parked along side the foundation for a rollover installation. With %2 of the home parked on each side of the foundation. Keep in mind the trucks will need room to get out once they drop units. NOTE: U.B.C. models back fill to 28" down. 2. Site preparations for delivery: a. Make sure the site is ready for delivery. b. No open trenches ( schedule utilities accordingly) c. No construction material piled in the way of transports. d. Back fill and ramping for trucks completed. e. All prep listed on site form completed. ** This is an important aspect of your project. The better the prep work. the better your home is delivered and set. A D. Utilities 1. As soon as the unit is "set" on the foundation, schedule your utility hook-ups. Utilities must he "on" to complete the finish work on the unit. 2. Licensed plumbing and heating contractors will be required to run gas line to unit, connect ,as cross over, and pressure test unit. 3. Water and sewer hookups should also be done by above contractors. Waste drops are stubs through floors only. All lateral runs must be hung after unit is set. 4 A licensed electrician is required to wire unit to "meter pedestal", which is to be provided by ,he buyer. 5. Utility contractors to be responsible for all permits and inspections as required. E. Final backfill and grading is usually necessary after unit is complete to insure proper drainage away from foundation. Have your contractor plan for this to avoid conflicts at a later time.
