Thank you, Julie Tran S 1 U D 1 0 1 architects 03-31-2016 Julie Tran Callicotte Ranch HOA president 303-618-5569 RE: DRB lot 16 Dear Ms. Tran, Thank you for taking the time to meet the contractor, and myself on site March 31, 2016. We met on site to discuss the house and the pending approvals. The square footage of the house appears to be over the 3,000 sf. minimum. The location of the house is within the building setback lines about in the middle of the lot. Two small existing trees will be removed as they are within the building footprint. The house stays out of the existing Pinon pines at the rear of the lot. There will be several trees cut to improve views from living room. The owner will flag these trees for our review once the house is framed. This approach for the development of the lot and removal of trees is acceptable to the Design Review Board. The drawings provided for the home show materials and massing that are in keeping with the regulations. I suggest granting preliminary approval for lot 16. For final approval we ask that a final landscape plan be presented that shows species and caliper of proposed trees, trees to be removed, the design and height of any fences, the square footage of proposed irrigated lawn area. We will also need physical color and material samples, exterior lighting fixture detail sheets.
