Please note, a Garfield county Road and Bridge sign off is required prior to the issuance of the c.o. we will have toevaluate the drainage conditions prior to c.o. before we can issue the c.o. I do not see a problem today, but I do notknow what the future might hold. lt would appear current drainage issues are minor in nature.

Dan Goin opened the me_eting discussing the^plans Road & Bridge have for the subdivision drainage. Dan provided acopy of their "Scope of work 2015". Road & Bridge will be melting with contractors on Tuesday June 23rd and bids aredue the following Monday June 29th. with the qrot". received they;iu select bid items within their 2015 budget.
The portions of the Scope lhat are currently on Road & Bridge's agenda to be completed within the calendar year of 2015(depending on their budget) and directly impact Parcel #2409-284-03-001 include a ra;olrc-t-i""il. ,r*ri" ;lace alongthe East and South property lines. Both of these ditches intersect with two site accesses and will require a culvert to beinstalled with 15" pipe. Dan Goin, stated both culverts will need to be installed by the property owner.
The Property Owner will not be required to install said culvert's until Road & Bridge has completed their portion of thatphase of work, to ensure the culverts' are installed at the correct elevation and gradE. This is to deter the culvert,s frombeing set in place at the incorrect elevation and grade, to find they may need to be redone.
It was agreed to get the RePlat moving forward and the Building Permit issued, there would be a plan note added by theBldg Dept. to Title Sheet of the permir set,

This letter is to confirm I have completed the plan review for the Plus Five, LLC
proposed building project in Parachute, Colorado. Below are some further requirements for the
project.
l. I did not see anywhere on the plans for fire protection water storage. The Fire District
requires a minimum of 5000 gallons of water storage on commercial properties. This
water is for initial fire attach by the Fire District since there is not any close fre hydrants.
This water would be used in addition to the water the Fire District brings to the scene for
any initial structural and/or wildland frefighting.
2.The plans state "Smoke detectors and alarm amunciator panel placed to local code"
The local code is the International Fire Code, Edition 2009 (IFC,}W9).
3. Upon completion of the project the building will require fire extinguishers as per IFC,
2009.
4. It is also highly recommended that a Knox Box be placed on the building by the main
entrance. The Fire District has the form to send in for the Knox Box. It can be pictured up
at the Fire District administrative office. The address is above on letterhead.
5. Please let the Fire District know the final address for the project once it is received.
6. The Fire District requires one copy of the Fire Alarm Submittals once they are
completed.
