Travelers Highlands Subdivision Amended Plat Lots 6 - 19

Dear Amanda:
This letter is provided to you as the authorized representative for the Plus Five
LLC application for an amended plat for Lots 6 - 19, Block 10 of the Travelers
Highlands Subdivision. The amendment requests the removal of lot lines to
allow the property to be developed as one site. The property is known by
Assessor's Parcel No. 2409-284-03-001 and further described on the Travelers
Highlands Plat recorded at Reception No. 218477 with the Garfield County Clerk
and Recorders Office.
The Application has been reviewed in accordance with the Administrative Review
procedures contained in the Land Use and Development Code as amended.
Said provisions require a Decision by the Director of the Community
Development Department on whether to approve, approve with conditions, or
deny the request.
The Director's Decision is hereby issued approving your Application for an
Amended Plat for Lots 6 - 19 Block 10 Travelers Highlands including a finding
that the Application meets the requirements and standards of the Gadield County
Land Use and Development Code as amended including the Review Criteria
contained in Section 5-305 (C) subject to the following conditions of approval.
1. That all representations of the Applicant contained in the Application
submittals shall be conditions of approva! unless specifically amended or
modified by the conditions contained herein.
2. The amended plat shall be subject to final review and approval by the
County Attorney's Office with edits to include but not limited to corrections to the

title, a Certificate of Taxes Paid, a Title Certificate, a Lien Holders Certificate if
appropriate, and revisions to the Ceftificate of Ownership. All requirements from
the County Surveyor shall be met prior to submittal of the plat for final execution.
3. The Plat shall include the following plat notes with the final wording of the
notes subject to review and approval by the County Attorney's Office.
The purpose of the amended plat is for the combination of lots as shown
hereon. No other changes are proposed.
All plat notes and provisions of the existing subdivision plat recorded at
Reception No. 218477 shall remain in effect except as specifically
modified by this amended plat.
The building permit review process for development on the combined lot
shall address site drainage and demonstrate consistency with the main
drainage system for the subdivision.
The Land Use and Development Code requires notification to the Board of
County Commissioners for their review and potential call-up of the Director's
Decision. The Board review is for a period of 10 calendar days commencing on
the date of the Director's Decision. The call-up period shall expire on May 25"'.
The Amended Final Plat will be scheduled on the Board of County
Commissioner's consent agenda after expiration of the call-up period and once
all conditions of approval have been satisfied including editing of the plat and
acquisition of all necessary signatures. Please note that you will have 90 days
from the date of approval to submit a plat suitable for recording. Extensions of
this time period may be requested prior to the expiration of the original time limit.
