Caloia, LLC 1204 Grand Avenue Glenwood Springs, CO 81601 BUILDING & PLANNING DEPARTMENT RE: Panorama Reserve Subdivision — Amendment to SIA & Final Plat Dear Mary Elizabeth, This office is in receipt of the Final Plat Amendment application to amend the requirements for drainage detention basins on each lot, convert a hammerhead turn -around to a cul-de-sac on the plan, and relocate the water tank to another lot to eliminate the need for underground water lines from a shared well. After reviewing the information in the application, it is apparent that the Carbondale Fire protection District finds the proposed cul-de-sac acceptable. Additionally, Staff agrees that due to the large size of the lots and the unknown drainage needs (until a residential structure is proposed and constructed), that the drainage shall be addressed as part of the County's building permit process. In order to be sure that drainage is properly addressed at the building permit process, the revised Final Plat and Covenants (CC&Rs) shall contain a note that requires each lot owner to provide the County with a "Grading, Drainage, and Erosion Plan" prepared by a professional engineer licensed to practice in the State of Colorado that details how the drainage will be addressed according to the County's specifications in effect at the time at the time of building 108 Eighth Street, Suite 401 • Glenwood Springs, CO 81601 (970) 945-8212 • (970) 285-7972 • Fax: (970) 384-3470 permit submittal. The note #16 you have provided in the draft CC&Rs will adequately satisfy this requirement and should be placed on the Amended Final Plat as a plat note. Therefore, by this letter, I approve the request to amend the Panorama Reserve Subdivision Final Plat with the conditions set forth above. Once a revised SIA and Amended Final Plat has been fully reviewed, you will need to provide a signed original SIA and mylar of the Amended Final Plat which I will place on the consent agenda for the BOCC Chairman's signature.
