We have reviewed Asgard Subdivision Filing No. 4 Preliminary Plan
documents and submit the following comments on them:
1. District Wildlife Manager Don Crane reports that as recently as
December 1979 there were impacts on wildlife from unrestrained
pets in this vicinity. Protective Covenant No. 10 provides the
control stipulation that we hope will be enforced.
2. A statement should be made in the documents to the effect that the
Division of Wildlife is not legally responsible for damage done by
wildlife to ornamental plants.

GARFIELD COUNTY
We have reviewed the preliminary plat and supporting documents for the 4th filing of
the Asgard Subdivision. The preliminary engineering geology and subsoil investigation
by Chen & Associates, Inc., provides an excellent description and evaluation of those
geologic conditions that may affect development of this project. Mr. Pardis' recommen-
dations should be closely observed.
Individual building sites should be studied prior to construction to finalize foundation
types, design pressures, and other soil engineering parameters.
Because on -lot sewage disposal is proposed for the subject area, the system design
should consider, among other things, the possibility of hydrocompaction in the leachfield
area. We recommend that individual sewage disposal systems be designed by qualified
personnel and that this requirement be noted on the final plat.
Due to potentially unstable slopes and rockfall hazards, lot 10 may not have an adequate
building site. We strongly recommend the tract be replated to provide a safe building
site or that a detailed study to determine adequate mitigation measures be conducted
prior to the approval of the plat.
If the recommendations in the Chen report and those listed above are followed, we
have no objection to the approval of this application.

We have reviewed the material submitted for the above referenced
subdivision. Water is to be supplied from municipal wells and distributed
to the lots. The developer has submitted a plan for augmentation to the
Division 5 Water Court (Case No. 79CW257). This plan appears to be
adequate and no objection has been filed. Due to this, we recommend
approval of Filing 4 of the Asgard Subdivision contingent upon the developer
obtaining a favorable decree from the Court.
