A RESOLUTION CONCERNED 1\4TH TIM APPROVAL OF A PRELIMINARY PLA}.I FOR THEBOND SUBDIVISION
WHEREAS, Darrel, Damon and Paige Bond filed an application with the Board of CogntyCommissioners of Garfield County for approval of a Prelimilrary pUn for the Bond Subdivisioq and
WHEREAS, the Garfield County Planning Corunission reviewed the Bond Su6ivision FreliminaryPlan application andrecommended approvalto the Board of county commissisners; and
WHEREAS, based on the material submitted by the applicant, the recommendation of the plaming
Comnission and tre comments ofthe Garfield CountyPla""i-ng Departmelrt, this Board finds as follows:
l' That proper publication, P,rbtij notige and posturg was provided as required by law for the
hearings before the Planning Comrnission and goara of'County Comurissioners.
That the hearings before the Planning Commission and Board ofCounfy Cormissioners we6s
gxtensive and conplete, that allpertinent ficts, matters andissues were submitted aodthatall
interested parties were heard at that hearings.
That the proposed subdivision ofland is in cornpliance with the recommendations set forttr inthe comprehensive Plan for the unincorporated area ofthe county.

NOw, TIIEREFORE, BE IT RESOL\ED that the Preliminary Plan of for the Bond Subdivision,Iocated in the unincorporated area of Garfield county described in th; application, be approved with thefollowing conditions:

As per Sestion 4:34 of the SuMivision Regulations, Preliminary plan approval shall be validfor a period not to exceed one (l) y*r fior the date of Board approval, oi conditionalapproval, unless an extension ofnot more than one (l) year is grantedby tne goard prior tothe eqpiration of the period of approval.
Prior to approval of the Board of County Commissioners, a letter fiom the Town of NewCastle vedfting that both lots are presently served by the fo* water system.
Required Plat notes:
"One dog will be allowed for each residential unit and the dog shall be required to be confinedwithin the owner's property boundaries.,,

good introduotory source of information is "A Guide to Rural Living & Small Scale
Agriculture" put out by the Colorado State University Extension Office in Garfield Counity."
School site acquisition fees in the anrount of $200.00 must be paid prior to Final Plat
approvaL
Prior to Final Plat approval a Road Impact Fee of $993.20, less discounts in the formula
must be paid.
