Mr. Stowe:
Enclosed is the last Acknowledgment of Partial Satisfaction Subdivision Improvements
Agreement for the River Ridge PUD. We are aware of the scribner's error in the last paragraph
that identifies the Dakota Subdivision.
Please note that the County has retained $500.00 for the revegetation requirement contained in
the Subdivision Improvements Agreement. Please advise us as the status of the revegetation, so
that we can define the one (1) year period requiring the retention of the security.
We will need to have someone certify that all of the required revegetation has been completed
and then have a landscape professional certify that the revegetation is established. This
requirement is contained in paragraph 4 c. of the Subdivision Improvements Agreement.

ACKNOWLEDGMENT OF PARTIAL SATISFACTION
SUBDIVISION IMPROVEMENTS AGREEMENT
KNOW ALL MEN BY THESE PRESENT that:
WHEREAS, J & S ENTERPRISES, LLP (hereinafter "Owner/Subdivider"), entered into
a Subdivision Improvements Agreement with the Board of County Commissioners of Garfield
County, Colorado, (hereinafter "Board") recorded in Book 1010, at Page 655 of the Garfield
County records on March 3, 1997, for the improvements of the River Ridge P.U.D. Subdivision;
and
WHEREAS, Dakota has requested the release of all security, based on a statement from
High Country Engineering, certifying that the improvements identified as Exhibit "B" of the
Subdivision Improvements Agreement, except for $500.00 for revegatation, have been completed
in accordance with the approved plans and specifications submitted as a part of the original final
plat.
NOW THEREFORE, at the request of the Developer and in consideration of the premises
and prior agreements, the Board hereby acknowledges the partial satisfaction of the Subdivision
Improvements Agreement entered into by the Developer and the Board for the Tract A, Dakota
Subdivision, and releases all security, except for a revegetation retainer in the amount of $500.00.

This letter is to formally inform you of the completion of all work required under the Subdivision
Improvement Agreement for the River Ridge P.U.D Subdivision. This work was completed in May
of 1997 and inspected by High Country Engineering as to compliance with the aforementioned
agreement and the Construction Documents. A copy of that letter is enclosed.
The construction of the first homesite in this subdivision is nearing completion. My sincere thanks to
each of the Commissioners, to the County Planning Department and to all those involved in making
this subdivision a reality.

ACKNOWLEDGMENT OF SATISFACTION
SUBDIVISION IMPROVEMENTS AGREEMENT
KNOW ALL MEN BY THESE PRESENT that:
WHEREAS, J & S ENTERPRISES, LLP (hereinafter Owners/Subdividers), entered into
a Subdivision Improvements Agreement with the Board of County Commissioners of Garfield
County, Colorado (hereinafter "Board") recorded in Book 1010, at Page 655 of the Garfield
County records on March 3, 1997, for the improvements of River Ridge P.U.D. Subdivision; and
WHEREAS, the obligations of the Owners/Subdividers have been satisfied, as verified in
a statement from Timothy P. Beck, P.E., High Country Engineering, Inc., dated May 28, 1997,
certifying the completion of various improvements consistent with those described in the
Subdivision Improvements Agreement.
NOW THEREFORE, at the request of the Owners/Subdividers and in consideration of the
premises and prior agreements, the Board hereby acknowledges the satisfaction of the Subdivision
Improvements Agreement entered into by Owners/Subdividers and the Board for the River Ridge
P.U.D. Subdivision and releases security in the amount of $500.00.
