Box 640 Glenwood Springs, CO 81601 RE: Text Amendment Don Ice • Dear Gentlemen: the land design Partnership Contained herewith please find a copy of the information presented to Garfield County concerning the Zoning Reso- lution text amendment request by Don Ice. I forward this information simply to help keep you current with this matter as it is being considered by the Planning and Zoning Com- mission. The text amendment was discussed at length at the December llth P&Z meeting and tabled until the January meeting with a request for additional information to be presented at that time. In general I feel the P&Z members present expressed the following various concerns: 1. That the increased density would result in a considerable increase in the num- ber of requests for multi -family P.U.D. zoning. 2. That the increased density would reduce their authority to deny a project which placed too many dwelling units in an area of the county not desirable for such density. 3. That they (P&Z members) were not endowed with the abilities necessary to review and assess the merits of a multi -family P.U.D. project as provided for in the Garfield County P.U.D. resolutions. That the present Garfield County Compre- hensive Plan does not provide them with any up-to-date direction as to where in the county multi -family type housing may be acceptable or possibly desirable. I'm sure Ray and Stephanie can provide you with a more detailed analysis of the discussion at the P&Z meeting. Hopefully, this information will assist you in preparing your thoughts on this matter. Of course I have some lengthy thoughts of my own regarding the concerns expressed by the P&Z members, but I will not belabor you with them at this time. I am confident there will be ample opportunity to present our philosophy on the subject. On behalf of Don Ice and myself, I would request your continued attention to this text amendment as the availa- bility of the P.U.D. Resolution for use on small parcel multi -family development will have a positive influence of the quality and character of development in certain areas of the County.
