The existing zoning of this parcel and the surrounding property is Residential/General/Suburban Density. This zoning is proposed to remain unchanged. The development is plan- ed for residential use only. This is in accord with surrounding de- velopment. Adjacent lot sizes vary from less than 8,000 sq. ft. to approximately 24,800 sq. ft. Existing adjacent development is shown. The lots in Casa del Monte' subdivision are platted in order to pro- vide a minimum of 1 acre level ground (less than 40% slope) to each. Access to Lots 1,2 & 3 is proposed from the existing County Road 127 (the old US Hwy 6 & 24). Access to Lots 4 through 10 will be from a private drive approximately 400 feet long with a large turn -around at the South end. This development concept is proposed contingent upon water supply service agreements being reached with the No -Name Water Users Asso- ciation. 11 water taps have been applied for by the developer. A 6" diameter water main will be installed by the developer to run from the existing water main within County Road 127 right-of-way to a fire hydrant between Lots 8 & 9. A smaller line will be extended for service to Lot 7. An additional fire hydrant will be installed bet- ween Lots 2 & 3 at the North property line and connected to the existing water main. Sanitary wastes will be taken care of with on-site sewage disposal. Septic tanks of 1,000 gallon capacity (2,000 gallon capacity for the duplex lots) are proposed with layout and installation subject to health and county building code requirements. Assuming 3.2 persons per dwelling unit and 75 gpd waste per person, each dwelling unit will generate 240 gpd septic tank waste. The lots shall be covenanted to require a minimum of 2 off-street parking spaces for each dwelling unit. Lot sizes are such that no parking problems should exist. Parking along County Road 127 is pre- sently restricted and the developer wishes to see this restriction retained and enforced. The school bus presently stops along County Road 127 just west of the proposed private drive. The existing bus stop is adequate and convenient for pick-up and discharge of child- ren for Casa del Monte' subdivision and no change is required. The Soil Conservation Service defines the soil type as Lazear-Cush- man-Ascalon. In general, it is described as shallow to deep, well drained, moderately sloping to very steep soils on mountains, mesa breaks, and alluvial fans. The soils formed in material weathered from sandstone, limestone, and shale in mixed alluvium. Understory vegetation is sparse and dominated by oak brush and juniper with some cedar and pinion tree masses. • • Sketch Plan Supplemental Data cont'd Casa del Monte' Subdivision There are no significant drainage features upon the site. The No - Name Water Users Association has established a line bleeder near the East end of Lots 10 & 11 which will need to be relocated. Only on- site drainage needs to be accomodated and rain or snow melt is gen- erally easily absorbed by the ground. The site generally slopes from the East to West averaging about 6% along the plain above the river bank. The bank slopes approximately 45% to the Colorado River with some high benches bordering the river and above the 100 year flood plain. The subsurface geology of the site is comprised of limestone of the Mississippian Leadville formation overlain by Quaternary alluvium. This alluvium is in large part derived from outwash from the No -Name Creek drainage and is comprised of a heterogeneous mixture of large boulders, cobbles, gravel, and sand representing exposed formations in the No -Name Creek drainage from Precambrian through Mississippian age. This material provides excellent structural foundation base and contains no known material which would result in radiation hazzard. There is a power line to an old well near the North West corner of the site. This line is to be removed and new underground utilities (gas, electric & phone) are planned. The developer will extend under- ground power along the private drive to new transformer pedestals as shown on the sketch map. Easements will be dedicated as necessary to protect underground utilities and to provide for maintenance.
