PROJECT NAME: Sketch Plan and Request for Exemption
from further subdivision review

LOCATION: 4 miles east of Parachute on Morrisania
Mesa
PURPOSE: To split a 7.6 acre tract into 2 tracts
of 2 acres and 5.6 acres each in an existing
platted lot of Morrisania Ranch
ZONING: A/R/RD
WATER: 2 acre parcel would be served by an
existing cistern which presently serves
the house now on the site; there is also
a household use only well permit approved
for the 7.6 acre parcel by which the
applicant proproses to serve the 5.6 acre
tract.
SEWER:
The existing house on the proposed 2 acre
tract is served by an individual septic
system; the 5.6 acre parcel would be
served with an individual septic as well.
ACCESS: Both parcels would be accessed from County
Road 337.
I. RELATIONSHIP TO THE COMPREHENSIVE PLAN:
This parcel lies within the subdivision classification of the County
Comprehensive Plan. (Morrisania Ranch)
II. MAJOR ISSUES AND CONCERNS:
1. This is part of an existing platted subdivision and therefore, does not
qualify for subdivision through the Senate Bill 35 Exemption process.
2. The Assessor's maps indicate that all surrounding parcels remain in 9+
acre lots. No small resubdivided parcels are noted in the records.
3. Lot splits have not been approved by the Board of County Commissioners
if the new lots are to be served by cisterns. However, this two acre
parcel already has an existing residence on-site which is currently
served by a cistern. The "new" lot would be served by the household
use only well permit.
4. The source of water for the cistern is the Battlement Ditch, of which
the applicant holds 8 shares.
III. RECOMMENDATION:
There are no serious land use implications resulting from this parcel alone.
However, the Board may wish to review the compatibility of the smaller
proposed lot sizes with the sizes of the surrounding parcels. The request
is compatible with the County Comprenslve Plan.
On January 12, 1983, the Garfield County Planning Commission recommended
approval of the sketch plan and request for exemption from further
subdivision review with the following conditions:
1. The applicant shall submit a plat map to the Planning Department showing the
property boundaries, and the resulting legal descriptions of each lot.
A copy of the plat shall be recorded with the Garfield County Clerk, if approved
by the Board of County Commissioners.
2. The applicant shall submit a $200.00 school assessment fee to the Planning
Department prior to signing of the exemption resolution.
3. No further splits shall be allowed through an exemption process.
The applicant shall proceed through the full subdivision process on
any further splits.
The applicant has 120 days to meet all conditions if this request is
approved by the Board of County Commissioners.
