SITE DATA: The site consists of a 1.4 acre parcel WATER: City of Rifle SEWER: Rifle Village South Metro District ACCESS: Existing off of County Rd. 320 EXISTING ZONING: R/L/SD ADJACENT ZONING: North: R/L/SD South: A/R/RD West: A/R/RD East: City of Rifle (MR -D, Multi -Family Residential -Developing) I. RELATIONSHIP TO THE COMPREHENSIVE PLAN The site is located in the Rifle Urban Area of Influence as designated on the Comprehensive Plan Management District map. II. DESCRIPTION OF THE PROPOSAL A. Site Description: The site is located in a low density residential area. Adjacent land uses include single family residences, ranching and farming, a civic meeting hall, and a home occupation -veterinary clinic. Existing improvements on the site include one single family dwelling and a storage building. B. Project Description: The applicant proposes to divide the property into two lots approximately 0.4 of an acre and one acre in size. The dwelling unit and storage building will be located on separate lots. C. History: The site is the former location of the Centennial Gardens Greenhouse and retail garden outlet. The site has been used strictly for residential and storage uses for several years. III.MAJOR ISSUES AND CONCERNS 1. The City of Rifle has commented in support of the proposed subdivision. (See page, 2. The site is served by two water taps from the City of Rifle. Rifle Village South Metropolitan District has indicated that they provide sewer service to the residential dwelling. The applicant should provide documentation of an additional sewer tap or written confirmation from they district that they will serve the additional lot. (See pages, , 1 • • 3. The proper posting and public notice was provided as required for the meeting before the Board of County Commissioners. 2.
