Dear Ron:
On April 4, 1988, the Board of County Commissioners did conditionally
approve an exemption for the definition of subdivision for Raiph Braden on
the Preshana Farm property. A list of the conditions of approval is
enclosed. All conditions of approval should be completed and an exemption
plat submitted within 120 days of the Board's approval.
The plat for this exemption should be submitted no later than August 2,
1988, or a request for extension of the time limit may be made, but is
subject to approval by the Board of County Commissioners.

BRADEN SUBDIVISION EXEMPTION
CONDITIONS OF APPROVAL
1. That the following plat notes be included on the recorded
Exemption Plat:
a) No further divisions by exemption from the definition
of subdivision will be allowed.
b) Each lot may be subject to engineered foundations and
septic systems.
2. That all access easements on the site be included on the
plat.
3. That the applicant submit approved contracts with the Basalt
Water Conservancy District and copies of well permits
providing for individual wells on each of the proposed
tracts. In addition, irrigation water rights associated
with the site shall be proportionately divided between the
tracts.
4. That the applicant submit a letter from the appropriate fire
district, indicating that they serve the site.
5. That the applicant submit $400 in School Impact Fees for the
creation of two new lots.
6. That all representations of the applicant, either within the
application or stated at the meeting before the Board of
County Commissioners, shall be considered conditions of
approval.
