PETITION FOR EXEMPTION
Pursuant to C.R.S. (1973) Section 30-28-101 (10) (a) -(d) as amended, and
the Subdivision Regulations of Garfield County, Colorado, adopted September 1,
1972 and amended April 14, 1975, Section 1.02.17 (d) and 3.02.01 the under-
signed
respectfully petitions the Board of County Commissioners of Garfield County,
Colorado, to exempt by resolution the division of 80 acre tract of
land into 2 tracts of approximately 75 acres and 5 acres each,
more or less, and which tract to be subdivided is more particularly described as
follows:

Section 3, T.6S., R.93W., of the 6th Principal
Meridian, in Garfield County, Colorado
from the definitions of "subdivision" and "subdivision land" as the terms are used
and defined in C.R.S. (1973) Section 30-28-101 (a) - (d) and the Garfield County
Subdivision Regulations, for the reasons stated below:
In support of this petition the petitioner also submits the following:
(a) Map drawn to scale showing proposed
lot subdivision and access.
(b) Vicinity Map.
(c) Statement on source of domestic water.
(d) Statement on method of sewage disposal.
(e) 100 year floodplain information where
live stream crosses or adjoins said tract.
(f) Fee in the amount of $ 55.6

Re: Horizons West (Pretti Ranch)
Sirs:
As developer of the Pretti Ranch, hereafter referred to as Horizons
West Subdivision, we are requesting an exemption of 5 acres plus a home
from the 80 acre parcel.
As per our telephone conversation, the reason for this request for
separation is for the sole purpose of selling the p operty to generate
cash flow for the development of Horizons West Subdivision. Please
note, the house and five acres has its own water and sewer systems.
Upon final approval of the plat, the house and 5 acres will be within
the subdivision, and subject to the covenants of the subdivision.
