Dear Mr. & Mrs. Pretti:
On Monday, October. 3, 1983, the Garfield County Board of County
Commissioners exempted from the definition of subdivision your request
to create three parcels of less than 35 acres in size fron your Parcel
recorded in Book 572, Page 23L, as reception No. 284108. Prior to
signing the formal resolution of approval, our office will need
separate 1egal descriptions for the newly created Parcels. The
approval was also contingent upoh the following conditions being metprior to the signing of the resolution of approval
1. That signed pre-annexation agreement be presented to the
.Department of Development,/planning Division, containing at a
ninimum:A. Agreernent to hook up to the Town sewer at such timethat service is available to the lots in question.
B. Agreement to provide additional right-of-way for
County,.Road 2L4 at such time as the need arises.
2. That an exemption Plat be drawn, showing at a minimun:A. Legal descriptions of each Iot.B. Common access point for the middle and westerly lot
and an access point to the eastern most lot located
as cLose as possible to the int,ersection of County
Roads 214 and 228.C. That a utility easement be described along County
Road 214, at a width acceptable to the Town of Silt.
3. That no further exemptions be allowed on the parcels.
For all intents and purposes, the proposed parcels have been aPProved
by the Board of Commissioners. If you should enter into a sales
agreement prior to the signing of the resolution of aPProval, the
buyer should be made ar^rare of the above mentioned conditions of
approval. I have been advised by Mike Wycoff, Silt Plannerr that he
has drawn up a draft annexation agreement, subject to the Town

is given to our office, along with the exemption plat signed agreement
and legaIof thedescriptions of the newly created parcels, the signing
resolution should not take more than a week.
