1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES
NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ALL STRUCTURES MUST BE FULLY CONTAINED WITHIN THE PLATTED BUILDING
ENVELOPE INCLUDING ROOF OVERHANGS, DECKS & PROJECTIONS. PROVIDE A LOT
IMPROVEMENT SURVEY VERIFYING THIS REQUIREMENT AT CONCRETE INSPECTION.
4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 3000 PSF
SOILS BEARING CAPACITY. ENGINEER TO ALSO VERIFY PLACEMENT OF COMPACTED
STRUCTURAL FILL = 3,000 PSF PER SOILS REPORT RECOMMENDATIONS. PROVIDE
ENGINEER SEALED REPORT AT UNDERGROUND PLUMBING INSPECTION.
5) MAINTAIN 50 -FOOT MINIMUM SETBACK FROM TOP OF THE BANK OF RIFLE CREEK
(OTHERWISE KNOWS AS 100 -YEAR FLOODPLAIN) TO ON-SITE WASTEWATER TREAT-
MENT SYSTEM. PROVIDE A LOT IMPROVEMENT CERTIFICATE SEALED BY A COLORADO
LICENSED SURVEYOR VERIFYING THIS REQUIREMENT PRIOR TO FINAL INSPECTION &
CERTIFICATE OF OCCUPANCY.
6) ON-SITE WASTEWATER TREATMENT SYSTEM TO BE DESIGNED BY A PROFESSIONAL
ENGINEER LICENSED IN THE STATE OF COLORADO. DUE TO THE PRESENCE OF SHALLOW
GROUNDWATER, EVAPO-TRANSPIRATION SYSTEMS ARE NOT ALLOWED. PROVIDE
ENGINEER'S FINAL REPORT PRIOR TO FINAL INSPECTION & CERTIFICATE OF
OCCUPANCY.
7) A COLORADO STATE LICENSED ELECTRICIAN AND PLUMBER MUST PERFORM SYSTEM
INSTALLATION AND HOOK-UPS, UNLESS THE HOMEOWNER IS SELF -PERFORMING THIS
WORK.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
