North Thompson -Four Mile Mineral and Land Corporation/Senate Bill 35 Exemption REQUEST: To split off a 5 acre tract of land from an existing 118 acre tract LOCATION: Approximately three miles west of Carbondale along the west side of County Road 108. QUALIFICATION: The property has been under the same ownership for at least 5 years and the division will create only two tracts of land under 35 acres in size. WATER: Proposed from an existing spring cistern buried at the source of the spring. The source of the spring is on BLM land and approximately 1000 feet from the site. The proposed pipe line serving the property would be placed at a 6 foot depth below the ground surface. SEWER: Proposed septic COMPREHENSIVE PLAN: This proposal falls within District C which indicates a. minimum lot size of five acres. ZONING: The property is zoned A/R/RD; this would allow for a minimum lot size of two acres. FINDINGS: This request does meet the requirements for exemption from the subdivision process as set forth in Resolution No. 80-65; it also meets the requirements of the A/R/RD zone district and is in compliance with the comprehensive plan. RECOMMENDATION: Approval with the condition that the following items are completed and submitted to the Planning Department prior to the signing of the final resolution approving this request. 1. A legal description of each proposed new tract observing the frontage requirements as indicated in Supplementary Regulations 5.01.05. 2. Approval from Bureau of Land Management be submitted to: 1.
