Dear Jan,
The purpose of this letter is to inform you of the status of an amended plat applioation filed by
John Reichert concerning Lots 7 & 8, Block l, of the Rifle Village South Subdivision First
Filing. Enclosed please find a copy of a memo, dated |AD7D9, presented to the Board of
County Commissioners on lll8l99. At that meeting, the Board conceptually approved the
proposed lot line adjustment and found it to be consistent with both the Garfield County Zoning
Resolution of 1978, as amended, and the 1984 Garfield County SuMivision Regulations. The
Board authorized the preparation of the final original mylar for their signature at the same
meeting. Once the original mylar is received by this office, it will be scheduled for signafine by
the Chairman of the Board of County Commissioners, which will complete the application

Dear Sam,
Enclosed please find a copy of an amended plat that the Board has concep,tually approved. The
plat is mis-titled and should read "Amended Plaf'rather than "arnended lot line adjustnrent".
Other than that, I found no problems with it. Once you bave conducted your review, please
contact Sexton Strveying to receive an original mylar for your signatue.

Honorable Board Members:
Enclosed please find a request to move a bouadary line between lots 8 and 78, block 1, Rifle
Villags South subdivision. The applicants, John Reichert & Craig Messinger, propose to
move a 120 foot boundary l*gth 30'in a westedy direction in order to increase Ore area of
lot 78 by 3,600 sq. ft. and decrease the area of lot 8 by the same anrount.
Seoion 6:10 of the 1984 Garfield Couoty Subdivision Regulations states that ao asreodmeot
may be made to a recorded plat if the aur.ber of lots or dwelling units is not iacreased, as is
the case here. Saff recommends conceptual approval of the boundary line adfustment and
that the Board advise the applicant to proceed in the preparation of the amended plat.
