SUBJECT: Rifle Creek Estates Preliminary Plat
Rifle Creek Estates is a proposal of 27 single family lots
ranging in size from 2 to 12 acres in size. It is located near the
junction of Highway 13 and the Rifle Creek Road. This project was given
sketch plan approval in March of this year.
The preliminary plat submittal is complete with the following
exceptions:
1. No covenants have been presented to the County
although we have been told they are being written
at this time.
2. At this time the transfering of water rights and
and the obtaining of well permits has not been
completed.
If these two items are completed to the satisfaction of the County,
then the preliminary plat submittal would meet the required County Regulations.
Upon a site review by the staff, one item should be questioned. This
is in regard to the filling-in of the excavated portion of the abandon gravel
pit. If this is done as the developer says, a situation could arise where a
house would be built on uncompacted fill. The end result of which could be
settling when moisture gets into the soil. This could lead to structural
damage of the house.

2. Completion of water rights
3. Filling of the gravel pit area
