We recently completed our review of plans submitted for the Argueta Detached Garage at Cerise Ranch, but there are a
couple of outstanding items which need to be addressed before we can issue a building permit for this project.
More specifically, we require verification from your Structural Engineer on a couple of items included on Sheet S1 under
"General Notes" section:
1. Item 1: Reference Building Code — Your engineer references the 2012 IRC, but Garfield County adopted the
2015 IRC on July 1, 2016. Please provide verification that structural design complies with the 2015 IRC.
2. Item 2.2: Wind Speed — A specific aspect of the 2015 building code revisions is Ultimate Wind Speed = 115 mph
(3 second burst). Please provide verification that structural design complies with this requirement (not 90 mph
wind speed as shown on plans).
Email verification by your Structural Engineer to our office (see contact info below) will satisfy these requirements and
will allow us to proceed with issuance of this building permit. In the meantime, we will place the drawings for this
project in our "Submittals Pending" file while awaiting your response to the items as noted above.
