agricultural uses.

1. General Information
A. Plans and Specifications: The proposed accessory dwelling unit is located in
the upper floor of the barn located on the property. Plans for the barn, which
depict the location of the accessory dwelling unit, are attached to this application
as Exhibit 1. The dwelling unit is 705 square feet, which is less than the 1500
square foot maximum allowed by Garfield County ZoningResolution 5.03.21.
B. Hours of Operation: The dwelling unit is for the sole use and residence of a
live-in caretaker whose responsibility will be to take care of livestock housed in
the bam. Hours of the use of the dwelling unit will be consistent with its
residential purpose.
C. Vehicles Accessing the Site: The applicants intend to employ a caretaker to
care for livestock kept in the barn. This position will necessitate a dally presence
on the property. If this position is filled by a person living off of the property,
daily commuting to and from the property will be necessary. However, if the
position is filled by a person living on the properfy, commuting will be
unnecessary. Granting of the special use permit will therefore eliminate one
vehicle round-trip per day, which should offset any increased vehicle trips
incident to the accessory dwelling unit. As a result, there should be no increase
