Reference: The Cottonwoods - Comprehensive Plan Amendment and Sketch Plan
Heather,
Garfield County is in receipt of the The Cottonwood documentation submitted on
December 17,2012. This information has been reviewed pursuant to the Unified Land
Use Resolution of 2008, as amended and the Comprehensive Plan 2030, as amended.
Please respond to the following comments:
1. Were you aware that the Statement of Authority is required to be recorded? We
will need a recorded copy to be inserted in the submittal copies.
2. The Applicant is responsible for demonstrating ownership of the parcel by way of
submitting a recorded deed or a Title Commitment. The deed in the submittal
was not recorded so I downloaded the recorded Warranty Deed and included it
as an attachment to this letter.
3. For sake of clarity, and to meet the requirements of the Sketch Plan Map, please
consider the following revisions:
a. Consider renaming the'lllustrative Site PIan' as the "Sketch Plan Map" - I
am assuming that this map is intended to function as such;
b. Add the legal description of the property pursuant to Section 5402 (DX1);
c. Section 5402 (D)(9) and (10) require the description of the property
(which would be satisfied by item b. above) as well as boundary Iines,
section corners, township and range as well as other survey data listed in
this section of the code.
Also attached to this letter is a draft referra! form which lists the agencies and their
preference for electronic or paper copies of the submittal. Upon receipt of your
response to the above issues we should be able to determine technical completeness
and set the Planning Commission hearing date. A formal letter of application
acceptance will be provided to you at that time.
