Requirements:
1. Plans and specifications for proposed use (hours of
operation, no. of vehicles/day, location and size of
structures, etc.).
2. Existing or proposed method of sewage, source of disposal
and water. Road access and other information deemed
necessary to explain proposed use.
3. A vicinity map drawn to scale depicting the subject
property, location, and use of building and structures on
adjacent lots.
4. An impact statement on the proposed use where required by
Sections 5.03-5.03.12 of Zoning Regulations.
5. A copy of Assessor's map showing property; and a listing
of all adjoining property owners of said property.
6. A base fee of $ Ljooi'D shall be charged for each
application and shall be submitted with the application,
additional charges may be imposed if County review costs
exceed the base fee.
7. Attach a copy of proof of ownership for your property
(deed, title insurance).
If public notice is required, notice provided by the Planning
Department shall be sent out at least five (5) days prior to
hearing by return -receipt mail to all the above noted adjoining
property owners. Mailing is the applicant's responsibility and
proof of mailing must be presented at the hearing. Additionally,
the same notice shall be published one (1) time in the official
County newspaper at least fifteen (15) days prior to such hearing
date. Applicant shall bear the cost of publication and be
responsible for presenting the "Proof of Publication" at the
hearing.

THE PROPOSED USE FOR THIS PARCEL OF LAND WOULD BE FOR A OUTDOOR
PAINTBALL FIELD. OUR PRIMARY OPERATING HOURS WOULD BE FROM SUNRISE TO
SUNSET, WITH AN OCCASIONAL NIGHT GAME . WE COULD ONLY GUESS AS TO THE
AMOUNT OF VEHICLES PER DAY OF UP TO TWENTY BASED ON OUR CURRENT INDOOR
FIELD IN RIFLE.
AS FOR THE LOCATION AND SIZE OF STRUCTURES, THERE ARE NO IMMEDIATE PLANS
FOR ANY PERMANENT OR HABITABLE BULIDINGS. HOWEVER WE DO PROPOSE TO
ERECT A SERIES OF FALSE FRONT BUILDINGS WITHOUT ROOFS (SIMILAR TO A
HOLLYWOOD SET) FOR THE PURPOSE SCENARIO TRAINING.
FOR OUR SANITATION NEEDS WE WOULD BE USING PORTAJOHN'S (MIN. OF 2 )
FOR OUR IMMEDIATE NEEDS, AND PLANNING FOR THE FUTURE WE WOULD LIKE TO
INSTALL SOMETHING SIMILAR TO THE BRICK OUTHOUSES LIKE THE PARK SERVICE

The subject property is located approximately 5 miles
West of Parachute, Colorado with access off the 1-70
Frontage )toad which runs parallel with interstate -- 70
on the North side. The access to the property is a
short gravel based roan off of the hard surfaced, state
highway maintained frontage road. The property is
bordered along the entire South boundary by the 1-70
right-of-way. The West boundary adjoins private property
for a little over 1/2 mile with the remaining Western
boundary of 1/4 of a mile and the entire Northern boundary.

The elevation of the property ranges from approximately
5150 feet to 5400 feet.
Location:
Acreage: The property contains approximately 220.853 acres of
vacant land. The terrain of the subject is varied,
ranging from large bottom draw areas, to large mesa
areas, to gently rolling and moderate slopes, to steep
slopes. The native vegeation includes wheatgrass,
blueg.rasscs, Indian rice grass, neediegrass,
bitterbrush, mountain mahogany, sagebrush, and an overstory
et pinyon and juniper. The soil complex and steep slopes
generally make this area unsuitable for crops. The lower
elevation provides a variety of browse plants which can
be used tor sheep grazing. The are is a prime wintering
area for deer; rabbits, coyote and grouse find food and
cover in the lower elevations. Perhaps the highest and
best use of the area is grazing, wildlife habitat and
recreation.
The property is fenced along. the 1-70 right--of--way and
Is left unfenced along the remaining perimeter. There
are no power or telephone utilities presently delivered
to the subject property.

20. ADDITIONAL PROVISIONS:
1. Sellers hereby authorize Purchasers, at their expense, to apply for a Special
Use Permit through Garfield County to allow for Commercial Rec Park Zoning on
the subject property amending 3.10.04 section of the County Zoning Regulations.
It is hereby agreed that in the event such special use permit is not obtained,
all monies hereby receipted for shall be returned to Purchasers and this
contract shall be null and void.
2. All mineral rights currently held by Sellers shall be transferred to
Purchaser at closing.
3. Signatures obtained via facsimile transmission shall be deemed legal and
binding for purposes of this contract. Copies of the contract with original
ink signatures shall be forwarded to all parties within 15 days after their
complete execution.
4. It is hereby disclosed that RIFLE BROKERS is acting as a transaction broker
in this transaction.
21. RECOMMENDATION OF LEGAL COUNSEL. By signing this document. Purchaser and Seller acknowledge that thc Selling Company
or the Listing Company has recommended that Purchaser and Seiler obtain the advice of their own legal counsel regarding examination of title and
this coal ract.
22. TERMINATION. In the event this coalract is terminated. all payments and things of value received hereunder shall he returned and the
parties shall be relieved of all obligations hereunder. subject In section 17.
