The permit should be limited to the uses specified in the application. 2. The County should consider requiring, as a condition of the permit, that the landowner agree to join in the participation of a special district for the purpose of constructing drainage improvements, plus curb, gutter and sidewalk along Mel -Ray Road. 3. Signage should be limited to what exists on-site. I might follow up briefly on comment No. 2, improvements to Mel -Ray Road. The Eicher application is but the latest in a a series of zoning requests which increase the commercialization of the road, hence the intensity of land use and traffic. With the imminent opening of the Fleming, Diemoz and Ainbinder projects, traffic loads will soon be at unprecedented levels. It is recognized that the two new county roads will absorb significant amounts of the new traffic. Nevertheless, Mel - Ray Road will continue to serve as a collector street and should be upgraded to that status. The recent damage to Mel -Ray above Donegan Road from the flood and heavy truck traffic is evidence that the road is fast approaching its design limits. The County should use the vehicle of zoning requests to condition approvals for the purpose of facilitating street cross-section improvements. Sin = elv/ vour n M.
