HomeMy WebLinkAbout1.0 Application• 41 December 23, 1977 The Board of County Commissioners Garfield County Courthouse Glenwood Springs, CO 81601 RE: Rifle Creek Estates Sketch Plan Gentlemen: In accordance with the Garfield County subdivision regulations, I hereby request a sketch plan review by your Board for the proposed 27 acre sub- division to be known as "Rifle Creek Estates", lying westerly of Colorado Highway 325 on Rifle Creek. We propose to develop 11 units as shown. A public road system with 60 foot easements for future county roads are proposed to meet present county road specifications. The domestic water system will be piped from a well presently operating at the ranch home to a storage tank. In addition to the domestic system, an irrigation system is planned independent of the domestic system. Upon preliminary plat review, water tests for quality and quantity will be provided. Individual approved septic tank systems will be used as required by the Garfield County sewage disposal system regulations. I have been advised by Mr. Emmer that this property includes all of the lands contained within the preliminary sketch plan of Rifle Creek Estates submitted to the County Commissioners. To comply with the provisions of the Garfield County Subdivision Regulations, I certify that it appears from the documents referred to above, as of their respective certification and/or policy dates, that title to this property is vested in the names of THOMAS L. EMMER and DOROTHY E. EMMER as joint tenants, and that there are several easement and mortgage holders affecting the property, whose consent may be needed prior to approval of the final sketch plan. I have been advised that this promissory note and deed of trust has been assigned to the First National Bank of Glenwood Springs. 2.
