1. Adjacent Land Use: The surrounding properties are 5‐10 acre single family parcels. The
Subject Property will conform to the existing use of surrounding properties.
2. Site Features: The Subject property is flat hay ground/pasture; the eastern boundary is
County Road 263, the norther boundary is county road 214 with the southeast boundary
being a 5‐acre single family parcel and the southwest boundary the Ware and Hines
Ditch.
3. Soil Characteristics: The Subject Property has been used as an irrigated hay/pasture
land for the last 30 + years. None of the soil characteristics have a significant influence
of the use proposed use of the land.
4. Geology and Hazard: The subject property is flat irrigated hay/pasture. No significant
characteristics have any potential for any natural or man‐made hazards.
5. Groundwater and Aquifer Recharge Areas: Subject Property is not in a flood plain, nor
in any proximity to streams or lakes. As for the soils ability to adequately support waste
disposal, please see the provided Canyon Creek On‐site Wastewater Treatment System
Report by Zancanella and Associates.
6. Environmental Impacts (a. – d.) Subject property is comprised of alfalfa and pasture
grasses. No impacts to wildlife habitat, migration, or other domestic animal habitat.
Health Departments have not identified the area with any potential radiation hazards.
7. Nuisance : The Subject Property creates no nuisance because the use conforms with the
surrounding properties and their use.
8. Hours of Operation: Single family parcels used similarly as the neighbors hours of use.
