Onsite Wastewater Treatment System (OWTS) Installation Observations

ALL SERVICE septic, LLC observed the installation of the onsite wastewater treatment system (OW TS)
on December 14, 2016 for the subject property. Zamora Excavating, Inc. installed the system.
The installation included a 1250-gallon, two-compartment Copeland Concrete septic tank with an effluent
filter on the outlet tee. This filter must be cleaned annually, or as needed. Effluent gravity flows to a
seepage pit. Dimensions of the seepage pit were 24-feet x 24-feet x 6-feet deep below the inlet pipe. A
minimum of 2-feet of cover and geotextile fabric were installed over the seepage pit for traffic rating.
While the seepage pit is designed to withstand vehicle traffic, no heavy commercial vehicles including but
not limited to dump trucks, concrete trucks, pump trucks, and busses should drive over the seepage pit.
The OWTS was designed to accommodate a 3-bedroom residence. At the time of this design, there was
no allowance for the square footage of the bottom area of the seepage pit (with the exception of the area
under the manhole rings). Future regulations may allow credit for bottom area. In this case, the OWTS
design should be able to accommodate a 4-bedroom residence.
We verified minimum setback distances from the seepage pit to the well, residence, and dry gulch (see
enclosed Record Drawing).
The OWTS was generally installed according to specifications. This observation is not a guarantee of
workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are
made to the OWTS in the future. Any additional OWTS construction must be according to the county
regulations.
LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must
have documented and demonstrated knowledge of the requirements and regulations of the county in
which they are working. The quality of the installation is dependent of the expertise of the installer, soil
type, and weather conditions.
