HomeMy WebLinkAbout2.0 CorrespondenceDecember 15, 1975 Garfield County Board of County Commissioners Garfield County Courthouse Glenwood Springs, Colorado 81601 Re: Robert Rankin Senate Bill 35 Exemption Request Gentlemen: The above request does not represent a subdivision of land, but rather requests permission to construct multi -family units on a parcel of ground. Zoning of the parcel is Commercial / Limited which does allow multi -family units as a principal permitted use. Under the provisions of Senate Bill 35, the terms subdivision or sub -divided land include the construction of multiple dwelling units. The West Glenwood Springs Sanitation District has taken the position that before additional sewage taps be allowed in this area, the existing 6" sewer line must be upgraded to an 8" line. Questions regarding the water pressure in that area and the available supply for the residential units have been answered, and there is evidence of a sufficient supply of water for the use contemplated. The Glenwood Springs Rural Fire Protection District was contacted regarding the proposed use. Access to the site is not the best, given a 17' easement which represents a driveway as opposed to a city street. Consegiently, a rear yard setback variance, in effect moving the parking some 6 to 6 feet off the easement, would be necessary to inure proper maneageing room in case of Mere. In addition, the district requested that the county review any building plans with them prior to issuance. The available supply of water to the general area of Wett Glenwood is also of concern to the District, and represents a general condition that applies to most of the development that has taken place in the vicinity of tiigh*ay 6 and 24 in recent years. Water from a fire plug for purposes of fighting a fire is available approximately 500 feet from this property now. Becauee of the density of the project being proposed and the above information I would recommend the following conditions: Page 2 1. The existing sewer line serving the property be upgraded to an B" line as per the regirements of the West Glenwood Springs Sanitation District. 2. It will be necessary to move the parking spaces back from the access easement, this can only be accomplished through the variance procedure before the Board of Adjustment. 3. Any future building permits be reviewed with the Glenwood SpringsRural Fire District in order to insure that future off-street parking does not aiduesei3y affect the existing access to this or other properties.
