HomeMy WebLinkAbout1.0 Application• • BEFORE THE BOARD OF COUNTY COMMISSIONERS OF GARFIELD COUNTY, COLORADO PETITION FOR EXEMPTION Pursuant to C. R. S. 30-28-101 (10)(d) (1973) and Section 3.02.01 of the Garfield County Subdivision Regulations, the undersigned, Redstone Corporation, respectfully petition the Board of County Commissioners of Garfield County, Colorado, to exempt by Resolution the subdivision of the parcel of land, more fully herein described, from the requirements of the Garfield County Subdivision Regulations, and for the reasons set forth herein. 1. Petitioners are the owners of a tract of land approximately 2.4 acres in area, located approximately 1 mile East of Carbondale on Willow Lane, Garfield County, Colorado. The tract and has a 2 bedroom resi- dence located on one end. Petitioner desires to divide the tract into 2 parcels of approximately 1.2 acres and to move a house from another location to the other end of the tract to be divided. (See legal description attached as Exhibit A hereto.) 2. The petitioner believes the request is justified for the following reasons: (a) There is adequate water to be supplied from an existing well on the parcel. Recent tests have been conducted as to quantity and quality, indicating both meet Colorado Health Department standards. ( See attached statements from Glenwood Pump Co. and Grand Junction Laboratories.) Quantity day of • -2- tests indicate a steady flow of 20 gallons per minute,which is equal to 28,800 gallons per day to supply the 2 houses. (b) Sewer system will be by use of an aerobic treatment system on the lot, using a 1000 gallon Cavitette Aeration Sewage Treatment plant, which is rated at 80-85% breakdown to clear effluent. (c) Ingress and egress will be via Willow Lane. A 30 foot easement is provided along the North edge of Parcel 1 to serve Parcel 2 via a private road to be graded by owner -applicant. (d) The requested division is in accordance with the general purposes and intent of the sub- division regulations of the State of Colorado and the County of Garfield.
