1. Eleven (11) lots, each at least to (2) acre,- :n size,arc preosed for the
Subdivision, which is 27 acres. A common arta Mall be provided which will
comprise 10 percent of the total area to be platted.
2. A public access road off Highway 325 shall serve the development and shall be
built to present Garfield County specifications.
3. A central domestic water system is planned to be supplied by a well :at the
present ranch. Storage sha11 be provided as shown to meet the domestic demand.
Fire demand shall be provided by individual 500 gallon cisterns at each
building site.
4 irrigation water shall be pumped from the present ranch which is served bv the
Grand Tunnel Ditch in a pipeline separate from the domestic water sstem.
5. Individual sewage disposal systems shall be provided as required by the
County Sanitarian. Due to the topographic conditions, namely the lots being
100 feet or more above the water table, and the adiacent gravel deposits, it is
anticipated that reliable, economical systems will be installed.
6. Natural gas, electrical power and telephone services are readily available
at the site.
7. Vegetation consists of sagebrush, pinon and cedar trees.
8. Soils - The preliminary geologic hazards study indicates that the proposed
development is in an area of minor hazard, which can be economically mitigated.
Soils are indicated as highly expansive and corrosive, however, the presence
of gravel pits in the immediate area would indicate the need for a more de-
tailed local soils study prior to final approval.
