QIHEREAS, Richard H. Renn has ptetitioned the Board of Countg Cottmissioners
of GarfieTd Cotxttg, CoTorado, for an exemption under C.R.S. (197i) Section
3O-28-7Ol (10) (a) - (d) as amended, anil the Subdivision ReguTations of GarfidTd
Countg, CoTorado, adopted Septenber 7, 7972 and amended ApriT 74,1975, Sections
7.02.77 (d) and i.02.07, for the division of 25 acre tract into 2 tracts of
approxinateTg 5 acres and 20 actes, mote oz Jess, and.more particurlatTg described
as folTows: A tract of Tand in Section 7O and in Lots L and 2 of Section 75
a77 being in T65, R93W, of the 6th P.M. (See attached Eyhibits "A" and "B")
hIIIEREAS, the Petitjoners have shown to the satisfaction of the Board of
Countg Commissioners of GarfieTd Countg, CoTorado, that theg desire said exemption
for the purpose of te-sale into singTe-faniTg residentiaT acreage, and
WHEREAS, petitioner has denonstrated to the satjsfaction of the Board that
there is reasonable probabiTitg of Tocating donestic water on said 20 acre parceT,
and that canstruction of an individuaT septic sgstem on said 20 acre parcel is
ynssible if the propet design and engineering criteria for a high-water tabTe
sjtuatjon are observed., and that the said 5 acre patceT has cutrentTg Located on
it a house, we77 and individuaT septic sgstem, that there is adeguate ingress and
egress to said tracts, that the tequested. division js jn accordance with the
general purposes and intent of the Subdivision Regulations of the State of
CoTorado and the Countg of GarfieTd and that said division wi77 actuaTTg restrict
the densjtg of housing within said area and should therefore be exempted from the
definition of the terms "subdivision" and "subdivided Tand" as set forth rn C.R.S.
