The conditions that must be met and that shall govern the matter are as follow: 1. That all representations by the applicant or his agent made before the Planning Commission shall be conditions of approval, unless otherwise stated. 2. The entire site be tilled/ripped to 18" below ground level and mixed with an engineered "cohesive" fill. 3. Once mixing is complete, the mixture should be pushed aside and the native soil shall be compacted to 95% of the maximum dry density in place by a dozer pulled sheepsfoot and water truck. This will require the addition of water. The sheepsfoot shall develop at least 2000 psf. Areas where piping is evident should be cut below the lowest point of piping, and filled and compacted with the "cohesive" engineered fill. 4. Once compaction of the native soil is complete, the mixture of native soil and fill shall be reinforced land compacted to 95% of ASTM D-698 maximum dry density by a dozer pulled sheepsfoot and water truck. 5. The mixture shall be covered with a final layer of 6" of engineered cohesive fill. This 611 shall be compacted to 95% of the ASTM D-698 maximum dry density by a flat roller type compactor. 6. The filled arroyos to the west of the site shall be excavated and a heavily lined ditch shall be constructed along that length. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and. provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Applicants are required to indicate appropriately and to submit the completed check list at time of application for a permit. 1 1. Is a site plan included that indicates the distances of the proposed building or addition to property lines, buildings, setback easements and utility easements? 2. Does the site plan include the location of the I.S_D.S. (Individual Sewage Disposal System) and the distances to ro erty lines, wells (on subject property and adjacent properties), streams or water courses? Yes 3. Does the site plan indicate the location and direction of the County or private road accessing the rty? 4. Do the plans include a foundation plan indicating the size, location and spacing of a]1 reinforcing steel ordance with the uniform building code or per stamped engineered design? 5. Do you understand that if you belong to a homeowners association, it is your responsibility to obtain written permission from the association, if required by that association, prior to submitting an application for a building permit? If you do not have written permission from the association, do you understand that the plan check fee will not be refunded should the architectural committee deny or ur building plans?
