The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector.
2. Permanent address assigned by the Garfield County Building Department posted where
readily visible from access road,
3. A finished roof a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, kitchen
floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary
plumbing.
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot & cold running, water,
floors and walls finished an a privacy door.
5. All steps outside or inside over three (3) steps must have handrails, guardrails on balconies
or decks over 30" high constructed to all 1994 UBC requirements.
6. Outside grading done to where water will detour away from the building.
7 Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e., weather, but a Certificate of Occupancy will not be issued
until all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE

Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. Hyatt do not, it may

consider using a design professional for assistance in your design and a construction
professional for construction of your project.
To provide for a more understandable plan in order to determine compliance withhe but dng,
plumbing and mechanical codes, applicants are requested to review the following prior
to and during design. Applicants are require to indicate appropriately and to submit the
completed check list at time of application for a permit.
For the placement of a manufactured home, questions numbers 1-4 and 19-28 are the only
questions that need to be addressed;

The following conditions are based on the i 994 edition of the Uniform Building Code. The approval of plans and
specifications does not permit the violation of any section of the Uniform Building Code or any federal, state or local
regulations. These conditions are part of the Building Permit and must be met prior to issuance of a Certificate of
Occupancy.
Any and all deviations from the original plans and specifications approved by the Budding Department shall be
submitted to the Building Department for approval prior to installation.
The purpose of this review is to provide for minimum protection of life, Limb, health, property, environment and for
the safety and welfare of the consumer and general public as regulated by the Uniform Building Code, Uniform
Plumbing and Mechanical Code.
GENERAL CONDITIONS
G-7 The approved plans and the Building Permit are to be kept on the site during construction. The approved plans must
be available for reference during inspections. Section 106.4.2.

Approved numbers or addresses should be provided for all new buildings in such a position as to be plainly visible and
legible from the street or road fronting the property. Section 502.

S-4 Notify all utilities for line locations and approval prior to beginning any excavation on site. (Electric,
Water/Wastewater, Rocky Mountain Natural Gas, Telephone, etc.)

X-27 Landings at doors shall comply with Section 1004,3 UBC. In single-family dwellings, duplexes, lodging houses
and U occupancies, the landing or top step may be 8 inches maximum below the floor level, provided the
door does not swing over the landing.
X-35 Risers on stairways should not be less than 4 inches or exceed 8 inches, and runs should not be less than 9 inches.
Section 1006.3.
X-36 Stairways and handrails shall comply with Section 1006 of the UBC.
X-39 Handrails projecting from a wall should have a space of not less than 1112 inches (38 mm) between the wall and the
handrail, Section 1006.9.
X-40 The handgrip portion of handrails should not be less than 1114 inches (32 min) or more than 2 inches (51 mm) in
cross-sectional dimension or the shape should provide an equivalent gripping surface. The handgrip portion should
have a smooth surface with no sharp corners. Section 1006.9.
X-42 The top of handrails should be placed not less than 34 inches or more than 38 inches above the nosing of treads.
Section 1006.9.
X-45 Handrails should have their ends returned or should terminate in newel posts or safety terminals. Section 1006.9.
X-47 Guardrails for stairs, balconies and landings should conform with Section 509. Note that maximum clearance
between intermediate rails should be 4 inches and guardrail height should be at least 36 inches. Section 509.

Foundation
FN -8 The manufacturer of concrete shall furnish to the purchaser a delivery ticket with each batch of concrete before
unloading at site providing the information specified in Section 1905 UBC Standards. These tickets shall be saved
and available for review by the Building Official.
FN -10 Basement walls below finished grade are required to be damp -proofed, Section 1402.4 LBC.
FN -11 Provisions shall be made for the control and drainage of surface water around buildings, Section 1804,7 UBC.
FN -14 Foundations supporting exterior decks shall extend below frost line, Section 1806.1 UBC.
FN -22 Soils classification and analysis by a qualified and licensed soils engineer may be required by the building official,
Section 1804.1.
Wood Framing
WF -4 Truss details from the manufacturer should be provided. NOTE: Ali pre-engineered roof and floor trusses should
bear the stamp of a 3rd party inspector or agency. The plans should include the design load and bracing details.

Group R Occupancies
R-4 Basements in dwelling units and every sleeping room below the fourth story should have at least one openable
window or exterior door conforming to Section 310.4 for emergency escape or rescue which should open directly
into a public street, public alley, yard or exit court. Section 310.4.
R-5 Egress window specifications of Sec. 310.4 are as follows:
Maximum sill height above finish floor: 44 inches
Minimum net clear opening width: 20 inches
Minimum net clear opening height: 24 inches
Minimum net clear opening: 5.7 sq. ft. A minimum of 20" wide x 41"
high or 34" wide x 24" high is needed to achieve the required 5.7 sq. ft.
Window wells shall be provided per Section 310.4, Items 1 and 2.
R-6 The following rooms should have exterior glazed openings to provide natural light and natural ventilation as specified
in Section 1203:
R-14 Every dwelling unit and guest room shall be provided with heating facilities capable of maintaining a room
temperature of 70 degrees Fahrenheit at a point 3 feet above the floor in all habitable rooms; Section 310.11,
R-18 Provide smoke detector(s) in accordance with Section 310.9 of the UBC. One smoke detector is required on each
level, in halls outside bedrooms, in vaulted ceiling areas and in each sleeping room. .Alarm shall be interconnected, if
necessary so that alarm is audible in the sleeping areas of the dwelling unit. See Section 310.9.1.4 and Section
310.9.1.5 for other required locations.
R-22 Provide natural light and ventilation to all habitable rooms per Section 1203.
.R-23 Provide minimum ceiling height in the basement and loft. Section 310.6
FIRE -RESISTIVE CONSTRUCTION
FR -15 if enclosed usable space is provided under interior stairways the walls & soffits should be protected on the enclosed
side as required for one-hour fife -resistive construction. Section 1006.12.
FR -2I Fire blocks should be provided in accordance with Section 708.1 and 708.2
FR -23 Draft stops should be provided in accordance with Section 708.3 and 708.4.
FR -26 The interior wall and ceiling finishes should comply with Section 804, Tables 8-A and B.
Sanitation
SA -4 Shower stall walls should be finished with a hard, nonabsorbent surface to a height of 70 inches above the drain inlet.

Exi1inz Requirements
X-18 Exit doors shall be openable from the inside without the use ofa key or any special knowledge or effort. (See
Section 1004.3 UBC.)
X-21 Every required exit doorway should be ofa size to permit the installation ofa 3 -foot by 6 -foot 8 -inch door. A
minimum clear width of 32 inches should be provided. Section 1004.6.
WF -14 Roof rafters and ceiling joists shall be supported laterally to prevent rotation and lateral displacement when required
by 2317. Roof trusses shall be supported laterally at points of bearing to prevent rotation and lateral displacement.
(Sec. 2317 UBC).
WF -21 Installation of TJT's and micro lams must comply with N.E.R. 119. Manufacturer's requirements for boring holes
and cutting ofjoist must be followed. (i.e., flanges must never be cut or notched, etc.)
WF -22 Lumber beams, rafters, trusses and joists shall be supported laterally over beams and points of bearing with solid
blocking. Bridging or solid blocking shall be installed at intervals not exceeding 8 feet when the ratio of depth to
thickness exceeds 5 to I (i.e., 2 x 10), Sections 2326.8.6 abd 2326.11.2 UBC.
WF -27 Provide approved treated or decay resistant wood columns, sills, plates, and sleepers on concrete slabs, foundations,
and exterior pads and piers in accordance with Sec. 2317.
WP -39 Provide roof (and floor) sheathing per Section 2305, 2322, and 2326, and Tables 23-1-R-1, 23 -I -.R-2, 23 -I -S-1
and/or 23-1-T-1.
WF -40 Plank flooring shall be installed as per Section 2326,9.3.
WF -41 Plank roofing shall be installed per Section 2326.12.10.
WF -42 Specify the size, grade and species for all exterior headers over 4 feet. Section 2326.11.6,
WF -43 Specify the size, grade and species for all structural framing lumber. Section 2305, 2326.
WF -44 Specify the grade and species of the log walls for approval prior to installation. Section 2305.
WF -46 Conventional light frame construction shall be fastened in accordance with Table 23 -I -Q, minimum.
Exterior Wall
WL -15 Provide flashing for all exterior openings per Section 1402.2.
Roof
RF -6 An attic access opening (minimum 22 inches by 30 inches) should be provided with a minimum clear headroom of 30
inches. Section 1505.1. The opening should be located in a hallway, corridor or other accessible location.
RF -8 Ventilation is required in attics and enclosed rafter spaces. Enclosed attics and enclosed rafter spaces formed where
ceilings are applied direct to the underside of roof rafters shall have cross ventilation for each separate space by
ventilating openings protected against the entrance of rain and snow. The net free ventilating area shall be not less
than 1/150 of the area of the space ventilated, except that the area may be 1/300, provided at least 50 percent of the
required ventilating area is provided by ventilators Located in the upper portion of the space to be ventilated at least

A review of the plans for the Soet Prebble Residence
for conformance to UBC requirements was performed at a level
customary to the trade. Except for the "red -lined" notes on
the plans and conditions of permit which are expected to be
field enforced, and, the Plan Review Correction List which
should be resolved prior to issuing the permit, general UBC
code compliance was found for the Soot Prebble Residence,
The structural plans are not stamped by an architect
and engineer licensed in the state of Colorado, Cadcode
performed a spot check review only. The Building Official
should be aware that the structural review by Cadcode was
not performed by an engineer or architect licensed in the
State of Colorado, See the Building Department copy of the
redlined plans for joists, rafters, and beams checked, See
the Plan review Correction List for items that should be
addressed prior to issuance of the permit.
Plans were not checked for UPC and UMC compliance
although notes calling for general compliance with these
codes are included,
Attached are the conditions of permit and redlined
plans so that the permit can be issued after the items on
the Plan Review Correction List are resolved.

The following comments based on the 1994 edition of the
Uniform Building Code shall be resolved prior to the
issuance of the building permit. The purpose of this review
is to provide for minimum protection of life, limb, health,
property, environment and for the safety and welfare of the
consumer and general public as regulated by the UBC.
1. There is no floor plan provided for the loft. It
is unclear from the elevations if the natural ventilation
requirements are met for the loft. Verify and provide
revised plan as required. Sec. 1203.
2. Specify the size, length, width, and depth, and, a
reinforcement schedule for all the interior and exterior t

3. The plans could not be verified for structural
compliance as the grade and species of horizontal and
vertical structural lumber was not provided. Specify the

columns not shown on the plans. Provide engineering as
required by the Building Official. Sec. 106, 2305, 2322,
2326
5. The walkout portion of the basement is post and
beam construction. Specify the spacing of the 8x8 columns
supporting the log walls and floor above. Specify a dead
load for the log walls so that the 12x12 beam and column
loading can be verified. Provide engineering as required.
