Wendt, respectfully petitions the Board of County Commissioners of Garfield County, CoLorado, to exempt by Resolutton two parcels of 1and, more fulLy herein described, and for the reasons set forth herein. L. Petitioner is the orrner of a tract of land in Garfield County, Colorado described as folLows: LEGAL DESCRIPTION - The SWZSEA Sec. 26, T. 7 S., R. 92 W., 6th P.M. PRACTICAL DESCRIPTION - Twel-ve (12) miles South of Silt on the Collbran road, just South of the Fairview schooL and church and at the NE corner of intersection of Coll"brau-road and Rule Lane. 2. See attached copy of l-etter to Larry Schmueser, Garfield County Planner. 3. The entire parcel consists of 40 acres and is the SI,I?SE} Sec. 26, T. 7 S., R. 92 West of the 6th P.M' I desire to setl that portion of the property as indicated, which is improved with a single-famil-y residence and other outbuildings, and desire to buil-d a single-family family residence on the other portion of the property the proposed location of which is indicated. Access wilL be provided by Rule Lane which connects to the Collbran road both of which are County roads open to public use. parcel- A consists of approximately 13l"r""and is presently served by a septic system, Parce1 B is approximately 35 acres and a setage disposal system meeting appl-icab1-e health standards and regulations will be installed. Parcel A is presently served by a water weLl located on Parcel B as indicated and the necessary documents would be prepared conveying to the granteesr ownership of the wel-l and an easement for repair and maintenance. Use of the weLl for two single-famiLy residences would be marginal and I therefore propose to dri11 another well on Parcel B to serve the new residence. Investigations have been made into the availabil-ity of hTater and water seems readily available. The neighboring ranch has two excellent wells, both of which are less than 65 feet deep. Obtaining domestic water for use on ?arce1 B is feasible both geologically and economically. The proposed residence and other accessory structures wou,ld, of course, meet all requirements of the County of Garfield and/or State of Colorado. I therefore respectfully request that your office favorably recommend to the Board of County Commissioners, the requested exemption. Thank you.
