The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector.
2. Permanent address assigned by the Garfield County Building Department posted where
readily visible from access road.
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, kitchen
floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary
plumbing.
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot & cold running, water,
floors and walls finished an a privacy door.
5. All steps outside or inside over three (3) steps must have handrails, guardrails on balconies
or decks over 30" high constructed to all 1994 UBC requirements.
6. Outside grading done to where water will detour away from the building.
Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e., weather, but a Certificate of Occupancy will not be issued
until all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL LITE ABOVE
ITEMS HAVE BEEN COMPLETED.

The Sun room is the Garden Room model by Dura -systems based in Grand
Junction. That company has installed products in the Battlement Mesa
area. I have included an example of the Garden Room model from their
brochure. This room is not considered internal living space.
The unit is one story, 36 feet long by 10 feet wide. The foundation is
being poured by Battlement Mesa Homes with the side of the garage even
with the front of the Sun room. Both the garage and house have one door
leading to the Sun room. The Sun room floor will be even with the garage
floor while the house floor will be one foot higher. The roof slope will be
less than the house's roof slope. Its actual slope will depend on the final
grade of the .yard and the actual height of the home off the ground.
The top 60 inches of the Sills are double -paned tempered glass. The
bottom 33 inches is insulated wall and not glass (the upper brochure
picture shows glass). There is one exterior glass door. There will be one
external light fixture and internal light switch by the door. There are
several internal electric sockets. There will be three sky lights spaced
evenly on the roof as well as one or more electric ceiling fans. The roof
color and the color of the supports between the windows is white, The
cement floor will be covered by indoor -outdoor carpet.

CONDITIONS OF APPROVAL
1. No sitework or building construction may proceed on any Lot (including no preliminary site clearing, grubbing,
grade alteration, storing or -material, Foundation excavation, extension of underground utilities, etc.) until the
Project has received a Project Approval from the Architectural Committee and has been issued a Building Permit
(as required by Garfield County for New Home or Renovation projects).
?. All General building and site improvements construction for any Project shall be completed and shall have issued a
Certificate of Occupancy from the Garfield County Building Dept. no later than nine (9) months after the Building
Permit issuance date.
3. The completed landscaping and revegetation of the improved Lot, to specifically include the front, side and rear
yard areas, shall be completed no later than six (6) months from the date of Certificate of Occupancy. An
additional maximum four (4) month extension may be granted by the Architectural Committee if the Certificate of
Occupancy was issued shortly prior to the non -Growing winter months such that landscape construction could nog
diligently proceed; however, in any event, the landscaping construction shall be Fully complete no later than ten
(l Q) months from the date of Certificate of Occupancy.

AGREEMENT BETWEEN OWNER AND CONTRACTOR
This agreement is hereby made and entered into this 8th day of February,
1998, by and between Mr. & Mrs. Jeff Yates, hereafter called Owner,
and Dura Systems Inc., hereafter called Contractor.
The said parties, for the considerations hereinafter mentioned, hereby
agree to the following:
1. The Contractor agrees to provide all of the material and labor
required to perform the following work for: 10ft x 36ft Patio Sunroom;
as shown by the drawing(s) and described in the specifications
prepared by Dura Systems Inc., and provided by the Owner, which are
identified by the signatures of the parties to this agreement and which form a part of
this agreement.
2. The Owner hereby agrees to pay the Contractor, for the aforesaid
materials and labor, the sum of $11,943.21 in the following manner:
$500.00 Down with the approval of this contract, plus 50% of the balance
when materials are delivered, and work is started, plus the remaining balance
in full on completion.
3. The Contractor agrees that the all portions of the above described work
shall be completed on or before the following dates: , 1998.
4. The Contractor agrees to provide and pay for all materials, tools and
equipment required for the prosecution and timely completion of the work
Unless otherwise specified, all materials shall be new and of good
quality.
5. In the prosecution of the work, the Contractor shall employ a
sufficient number of workers skilled in their trades to suitably perform
the work.
6. All changes and deviations in the work ordered by the Owner must be
in writing, the contract sum being increased or decreased accordingly by
the Contractor. Any claims for increases in the cost of the work must be
presented by the Contractor to the Owner in writing, and written approval
of the Owner shall be obtained by the Contractor before proceeding with
the ordered change or revision.

7. The Owner, Owner's representative and public authorities shall at all
times have access to the work
8. The Contractor agrees to re -execute any work which does not conform
to the drawings and specifications, warrants the work performed, and
agrees to remedy any defects resulting, from faulty materials or
workmanship which shall become evident during a period of one year after
completion of the work.
9. The Owner agrees to maintain full insurance on the above-described
work during the progress of the work, (including materials & equipment on
the job site), and in the event of claim for loss the proceeds are to be distributed
according to the interest of all parties involved.
10. In the event the Contractor is delayed in the prosecution of the
work by acts of God, fire, flood or any other unavoidable casualties; or
by labor strikes, late delivery of materials; or by neglect of the Owner;
the time for completion of the work shall be extended for the same period
as the delay occasioned by any of the aforementioned causes.
11. In the event the work is delayed due to neglect of the Contractor,
the Contractor agrees to pay the Owner the sum of $10.00 per
day as liquidated damages until such time as the work is completed.
12. The Contractor agrees to obtain insurance to protect himself against
claims for property damage, bodily injury or death due to his performance
of this agreement.
13. Neither the Owner nor Contractor shall have the right to assign any
rights or interest occurring under this agreement without the written
consent of the other, nor shall the Contractor assign any sums due, or to
become due, to him under the provisions of this agreement.
14. This agreement shall be interpreted under laws of the State of Colorado.
15_ Attorney's fees and court costs shall be paid by the defendant in
the event that judgment must be, and is, obtained to enforce this
agreement or any breach thereof.
