The building plan review was performed as Type VB construction with S-2 occupancies. Building areas are not
required to be separated. Following is a list of information/corrections required prior to permit issuance. Please
address my concerns accordingly and reference building permit number BLCO-2-12-2364.
S-2/LOWER LEVEL GARAGE: 3978 sq. ft /200 = 19.9 = 20 occupants.
S-2/UPPER LEVEL GARAGE/STORAGE: 3978 sq. ft. /200 = 19.9 = 20 occupants. TOTAL = 40 occupants.
,/ 1) The 2009 IBC, Table 503, Construction Type VB, S-2 occupancy allows 2 story/13,500 sq ft. Per the 2009
IFC, Section 903, Table A, Allowable Floor Area as amended, allows a maximum building floor area of
7,500 sq. ft. for buildings of Type VB construction. Floor area exceeding this amount may require an
automatic sprinkler system.
(')C.. Please provide the local fire district a copy of the amended building plans to review for pertinent IFC
requirements. The fire district must provide confirmation of received plans prior to permit issuance.

2) The 2009 IBC, Section 406.2.6 requires parking surfaces to be of concrete or similar noncombustible and
nonabsorbent materials. Per exception #1, Asphalt parking surfaces shall be permitted at ground level.
This requirement has been satisfied on the revised plans.
3) The 2009 IBC, Section 1015.2.1 requires the two exits or exit access doors be placed a distance apart
equal to not less than one-half of the overall diagonal dimension of the building or area.
This requirement has been satisfied on the revised plans.
4) The 2009 IBC, Section 1015.1 requires two exits or exit access doorways from any space where the
following exists; see item #2. FYI, egress through intervening spaces shall comply with IBC, Section 1014.
This requirement has been satisfied on the revised plans.
5) The above revision request items may affect the structural plans.
This requirement has been satisfied on the revised plans.
/ 6) The submitted revised architectural plans were not sealed by a Colorado Licensed Design Professional.
Please provide sealed copies of the revised architectural plans.
