HomeMy WebLinkAbout1.0 Staff Report & Application 12.27.2000GARFIELD COUNTY Building and Planning Department MEMO December 27, 2000 To: Board of County Commissioners From: Building & Planning, Kit Lyon Re: Miles and Harley Rippy Amended Plat Honorable Board Members Attached hereto please find: e A letter from Miles and Harley Rippy requesting an amendment to a plat • A draft copy of the proposed Amended Plat According to Section 6:10 of the Garfield County Subdivision Regulations: An amendment may be made to a recorded plat, if such amendment does not increase the number of subdivision lots or dwelling units, result in the major relocation of a road, or add new roads. The amended plat shall be submitted with a narrative explanation of the reason for the application and the consent of all land owners involved to the Garfield County Planning Department for review and comparison with the previously recorded plat... The purpose of amending the Rippy Exemption plat is to enlarge a five (5) acre lot to ten (10) acres, and thereby decrease a fifteen (15) acre lot to ten (10) acres. The movement of the lot line will not create an additional lot, and will not relocate or add any new roads. The County Surveyor, Sam Phelps, has received the amended plat for review. To date, no comments have been received. Based on these findings, Staff recommends that the Rippy Amended Plat be conceptually approved and that the Board authorize the applicant to have the original mylar prepared for final signatures. Rippy and Miles G. Rippy would like to amend the property lines of the already recorded Rippy Exemption Plat (Reception #388417). Harley D. Rippy would like to amend the boundary of Exhibit A of the Rippy Exemption Plat to include an additional 4.99 (approx.) acres to the already recorded parcel owned by Miles G. Rippy and Teresa A. Rippy (Reception #395718, Book #741, Page #960). The amended property line would be moved to the north of the existing 5 acre parcel owned by Miles G. Rippy and Teresa A. Rippy thus bringing the total acres to 9.99 (approx.). The new boundary would be an existing fence and ditch already used.
