RE: Eagle’s View Ranch – Site Drainage for existing Residences
9109 & 9354 County Road 311, Garfield County
Dear Mr. Staufer,
As part of Eagle’s View Ranch subdivision process, Garfield County’s Planning Department
requested the evaluation of surface drainage conditions for each existing residence on the two
proposed platted lots. The bases of this surface drainage evaluation is based on accepted
engineering and drainage design standards and practices. The drainage conditions reviewed on
February 14, 2017 along with any recommendations are summarized below for each address.
9109 County Road 311- a 3-story home, approximately 800 feet west off from the County road, sets
on an open hillside with its lower walk-out level facing southwest. The ground surfaces around all
sides of the home are properly sloped to drain water away from the building foundation. Gutter
downspouts discharge roof runoff away from the building. No drainage issues were evident. All
other axillary buildings on this site are considered agriculture related and were not included as part
of this review.
9354 County Road 311- a single-story home, is approximately 80 – 90 feet west of the County road,
The letters A thru D as labeled on the attached photo image (clipped from Google Earth) in specific
areas around the house correspond to the lettered paragraphs below. Each paragraph identifies
the drainage concerns for that specific area along with recommended improvements:
A Inadequate drainage (too flat) exist in front of garage entrance. Provide broad 4” deep
drainage swale across gravel drive along garage entrance.
B The existing ground surface is too flat or slopes down toward foundation walls. Slope
ground surface to drain surface water away from exterior foundation walls in all directions.
(Recommended minimum ground slope is 12 vertical inches in 10 horizontal feet.)
C The existing drainage swale is too close to foundation wall. Reconstruct drainage swale
flowline a minimum of 5 feet away from foundation wall. (Reconstruction in portions of this
area may be more easily achieved with the use of a short retaining wall)
D The existing drainage swale flowline slope is inadequate (too flat). Improve drainage swale
with a 2.0% minimum flowline slope to daylight.
All other axillary buildings structures on this site were considered agriculture related and were not
included as part of this review.

Based on the above findings and recommendations, drainage improvements are recommended for
the house located at 9354 County Road 311. No drainage issues concerns were evident at the
home located at 9109 County Road 311.
