We have reviewed the grading permit application for the Habitat for Humanity building and have the following
conditions:
The site will disturb over 1.0 acres. A permit from the CDPHE will be necessary. Please provide a copy
of the CDPHE permit. All BMPs must be in place prior to other grading activities.
The septic system location proposed is too close to the property line and does not meet the setback
requirement of 10ft. Verify final design of the OWTS meets this requirement.
The 3" water line for future use is proposed to be under the building. This would make maintenance
and/or replacement difficult. Additionally, if there is any problem with leaking or damage to the line,
there is increased potential for damage to the building. The Applicant should consider mitigating the
amount of water line that would be placed beneath the building and running the water line on the
exterior and to the north of the proposed building.
The detention pond proposed may not be contained within the easement provided. The Applicant
should verify and adjust the easement for future property owners of Lot 3.
The detention pond is proposed as an infiltrative/evaporative pond with an emergency overflow
weir. The pond is proposed to be enlarged and deepened as part of this project and reuse the existing
outlet structure. No calculations or sizing was provided for the detention system so verification of the
adequacy was not reviewed by this office.
