Bradley 1316 Arabian Ave. Rifle, CO 81650 L 9702472081 P.01 2923 North Ave, 45 Grand Jct., CO 81504 970 - 243- 2681 Jntroduction A geotechnical investigation was made on Lots 11 through 15 of Block 8, in Rifle Village South Subdivision located in Garfield County, Colorado in September 197. The site showed to be flanked (a) to the East by a deep cut narrow arroyo, (b) to the North by a sharp embankment falling rapidly to a small lake located on the southside of the Colorado River Bottom, (c) to the South by undeveloped lots of the same soil composition, and finally (d) to the West by a small arroyo that has been filled by pitrun type material. The primary geotechnical consideration in these lots is erosion. The. erosion is taking place both on the surface and the subsurface (piping). The erosion noted was both historic and recent. The recent erosion was developed by runoff flowing through and over incomplete compaction of native soil #nd fill. The most significant of this erosion has occurred over filled historic drainage patterns. Piping has occurred in these filled historic drainage patterns. Recommendations : Overall Site The current erosion problem may be solved by compaction, addition of engineered fill, and prudent drainage. It is difficult to ascertain where the problematic areas are due to prior coverage with ill_ Piping is currently evident near and in the filled arroyo to the West, near the arroyo to the East, and near the filled areas adjacent the steep slope located at the north side of the site. Due to this prior filling, it is recommended that: 1) The entire site be tilled/ripped to 18" below groundlevel and mixed with an engineered "cohesive" fill. The tilling/ripping in place will allow for more complete mixing of the till material with the native soil. 2) Once mixing is complete, the mixture should be pushed aside and the native soil should be compacted to 95% of the maximum dry density (ASTM D-698) in place by a dozer pulled sheeps foot and water truck. This will require the addition of water. The sheeps foot should develop at least 2000 psf. This will allow for deep penetration and will reveal problem areas of subsurface piping. Areas where piping is evident should be cut below the lowest point of piping, and filled and compacted with the "cohesive" engineered. fill. 3) Once compaction of the native soil is complete, the mixture of native soil and fill shall be reintroduced and compacted to 95% of ASTM D-698 maximum dry density by a dozer pulled sheeps foot and water truck. 7 SEP -0$-97 MON 04:01 PM CHRIS STEVEN RUSSELL 9702432681 P.01 4) The mixture should be covered with a fin.al layer of 6" of engineered cohesive fill. This fill shall be compacted to 95% of the ASTM D-698 maximum dry density by fiat roller type compactor. A. final grade of 1% - 2% sloping towards Shotgun Street is recommended. It is recommended that a geotechnical engineering firm monitor compaction, fill mixture requirements, and determine the level of excavation/compaction needed. It appears that most runoff in this immediate area will exit by means of the filled covered arroyo to the west of the site, Should this be the case, it is further recommended that this filled arroyo to the west of the site be excavated and a culvert be installed or a heavily lined ditch be constructed along that length. The area has shown to be susceptible to piping, The culvert or ditch should be sized according to Garfield County storm event specifications. The arroyo to the East will erode as time transpires, but does not currently impact any proposed building as defined by the building envelopes. All buildings should be Located at least 25 feet from any embankment. Residential Foundations Residential foundations should be engineered to prevent piping from occurring under and adjacent to the footer area. This may be accomplished by the introducing engineered "cohesive" fill into the footer area and compacting that fill to at least 100% of .ASTM D-698. The backfill should also be cohesive and compacted to at least 95% of ASTM D-698. It is recommended that a footer - stemwall foundation be utilized whereby a minimum span of 12 feet is used in design. An allowable bearing pressure of 1000 psf may be used given prudent drainage techniques are utilized. Any questions concerning geotechnical aspects of foundation design should be forwarded to this office. An openhoie inspection should be carried out on each foundation excavation to ascertain compaction and soil type. Prior Studies Two Hepworth-Pawlak soil reports, concerning the adjacent area, indicate that the site soil is a sandy silt which is susceptible to hydrocompression (piping) and surface erosion under low velocities. The soil exhibits an allowable bearing pressures near 1000 psf. The reports further indicate that structural fill should be at least compacted to 95% of ASTM D-698. Testing Bores One 4" diameter auger bore was drilled to approximately 10' below ground surface within the building envelope of each of the five lots. The borings showed the that the soil within the lots are homogenous within this interval. Typically 6" of fill material was encountered followed by 9' of native soil. The native soil was a sandy clayey silt (ASTM "CL") that was slightly more sandy at the top 3' than below that point. Groundwater No groundwater was encountered in any of the boreholes. The soil showed to be slightly but increasingly moist through the bored interval. t � - SEP -08-97 MON 04:03 PM CHRIS STEVEN RUSSELL 9702432681 P.01 Classification The native soil is classified as ASTM "CL", A representative sample tested a Plastic Limit of 15 and Liquid Limit of 28 giving a 13 Plastic Index. Sieve tests showed that greater than 50% of the samples passed the 200 sieve. Soil Bearing Tests and Foundation Allowable Bearing Capacity The native soil showed a linear relationship between allowable bearing capacity and .moisture content from 15% to 26% moisture content. The allowable bearing pressure at 22% moisture content was tested at 1000 psf . The engineer may design. for 1000 psf bearing pressure given a prudent drainage design and good compaction Native moisture contents measured at nearly 10% at the surface. Proctor Tests:ASTM D-698 The native "CL" type soil tested a maximum dry density of nearly 1.15 pcf at 13% moisture content. The fill material tested a .maximum dry density of nearly 125 pcf at 10% moisture content. The study showed that the surface soils on these lots were a sandy clayey silt covered by 2" - 8" of pitrun type material. Nuclear density tests measured the compaction of this pitrun, throughout the site, at 80% - 95% ofthe maximum dry density (ASTM D-698). The underlying and uncovered native soil measured at nearly 80% of the maximum dry density (ASTM D-698). Nuclear Density Tests Nuclear Density tests were taken in the surface fill at each lot to ascertain the percentage of compaction developed. DOUBLE SECTION MANUFACTURED HOUSING JANUARY 1994 The frames will be constructed in accordance with third party approved structural drawings from the following materials: 1.1 Main Beams: There are two main steel I -Beams, sized in accordance with the length and weight of the home. Beams shall run the full length of the home, unless the optional foundation installation is ordered, which shortens the frame 8" to 16" on each end to allow for a block foundation. Beams shall be spaced at either 80", 96", 99.5" O.C. Steel shall meet the requirements of ASTM/A-36.. 1.2 Crossmembers: Crossmembers shall be welded to the bottom flange of the I -Beam, as required by loads. Crossmembers shall be a minimum of 1-1/2" x 1-1/2" x 13 gauge steel angle. Outriggers (if required) will align with crossmembers per approved structural drawings. 1.3 Front Crossmember: Front crossmember shall be the same material as main steel I-beam. 1.4 Hitch: 1.5_ Finish: 1.6 Axles: 2.0 FLOOR Hitches will be made of steel I-beam, sized for the applied load, and welded to the main beam and front crossmember. Detachable hitches are available as an option. All exposed steel shall be finished to resist rusting. Axles shall be as required for transportation from the manufacturing facility to the site. The floor will be constructed in accordance with third party approved structural drawings from the following materials. 2.1 Floor Joists; Joists shall be nominal 2" x 6". Joist grade and species shall be as required for roof load, floor load and frame spacing. Floor shall be insulated with a blanket of fiberglass insulation having a minimum uncompressed R -value of 7. Higher values of insulation are available. Floor joists shall be covered with nominal 5/8" thick particleboard or wafer board or plywood subfloor, exceeding the structural requirements of D-2 or D-3 decking. Decking shall be covered with a finish floor of either vinyl roll goods or wall-to-wall carpet with pad. Upgrade carpet and pad are available options. Exterior walls will be constructed in accordance with third party approved structural drawings from the following materials: Walls shall be finished with 5/16" prefinished gypsum, glued and fastened to wall studs. 1/2" finished gypsum walls are available. All exterior walls will have a minimum height of 7'-0". In some locations, 7'-6" wall height is standard. Exterior walls are constructed of 2"x4" studs at 16" o/c, and shall be stud or #3 grade. Headers shall be as required for the roof load. In some locations 2"x6" walls are available. Top plate shall be a single 1"x4" or 2"x4" stud or #3 grade. Bottom plate shall be a single 1"x4" ripped from stud or #3 grade. Walls shall be insulated with fiberglass insulation having a minimum R -value of 11. Available options are R-19 insulation and R-21 insulation with 6" walls. Exterior walls will be finished with 7/16" wood - type or vinyl lap siding. Other exterior finishes are available as options in certain areas. 2 4.0 WALLS -INTERIOR Interior walls will be constructed in accordance with third party approved structural drawings from the following materials: 4.1 Finishes: Walls shall be finished with 5/16" prefinished gypsum, glued and fastened to wall studs. 1/2" finished gypsum walls are available. 4.2 Wall Height: All walls will have a minimum height of 7`-0". In some locations, 7'-6" wall height is standard. 4.3 Studs: Studs in non-bearing walls shall be stud grade or #3 min. or ripped from a stud grade or #3. Stud size and spacing will be determined by loading requirements as specified by the structural package. 5.0 ROOF 5.1 Trusses: 5.2 Ceiling Finish: Studs in shear walls shall be a minimum of 2 x 3 - 16" O.C. and be stud grade or #3. Studs in double marriage walls shall be 2x3 24" O.C. stud or #3 grade. The roofs will be constructed in accordance with third party approved structural drawings from the following materials: Roofs shall be constructed using preengineered tested wood trusses, designed for the roof load required. Ceilings shall be finished with 1/2" gypsum ceiling panels, fastened to the wood framing with an approved structural foam adhesive system. 5.3 Insulation: Roofs shall be insulated with material having an uncompressed R -value of 11. Optional additional insulation is available. Insulation shall be blown -in cellulose, blown in mineral wool or fiberglass batts. 5.4 Sheathing: Shingle roofs shall be sheathed with minimum 3/8 OSB sheathing or equivalent. Sheathing shall be stapled to roof framing. 5.5 Roofing: Roofs shall be covered with organic self-sealing shingles or fiberglass shingles. Shingles shall be applied over a one-piece approved shingle underlayment. 6.0 DESIGN -LIVE LOAD All structural components shall be designed to withstand the following loads, as required by 3 i, Federal Standards: 6.1 Floors: Floors shall be designed to meet a 40 PSF live load. In addition, the floor shall support a 200 lb. concentrated load an a 1" dia. disc at any point on the floor. 6,2 Walls: Exterior walls shall withstand a 15 PSF wind load. Homes designated as hurricane zone construction shall withstand a 25 PSF wind load. Interior walls shall withstand a 5 PSF horizontal load. 6,3 Roofs: Roofs shall be designed to withstand the prescribed roof load for the area where the home is located, usually either 20, 30 or 40 PSF live load. 7.0 HEATING SYSTEM The home's heating system shall conform to the applicable Federal Standards in effect at the time of manufacture. 7.1 Equipment: The furnace shall be sized to heat the home to 70.F when the outdoor temperature reaches the temperature shown on the compliance certificate. Standard equipment is gas forced air, oil fired forced air, or electric forced air. 7.2 Ducts: Each floor shall have a metal heat duct installed below the floor joists, with duct connectors thru the floor for adjustable floor registers. Duct will be 5"x12" and sized for air conditioning as specified on the data plate. 8.D PLUMBING SYSTEM The plumbing system shall be designed and installed in accordance with the applicable Federal Standards in.effect at the time of manufacture. 8.1 Dain Lines: 8.2 Water Lines: 8.3 Water Closet: 8.4 1avatpry : All drain piping and fittings shall be schedule 40 ABS, installed in accordance with approved methods. All water lines shall be polybutylene pipe with clamp ring insert or compression fittings, installed in accordance with approved methods. Water closets shall be floor mounted vitreous china with close coupled tank, complete with seat and cover. Fiberglass tubs are available at most locations. 8.6 Showers: Showers shall be a plastic pan and wall mounted mixing valve and shower head. 8.7 Kitchen Sink: Kitchen sink shall be stainless steel with back ledge for mounting of an 8" center set faucet. 8.8 Water Heater: Standard water heaters can be 20 or 30 gal. electric. Optional water heaters are 30 gal. sealed combustion gas and 30, 40 or 50 gal. electric. 9.0 DOORS & WINDOWS 9.1 Exterior Doors: 9.2 Interior Doors: 9.3 Windows: 10.0 ELECTRICAL 10.1 Service Entrance: Exterior doors shall be 32"x76" fiberglass clad foam filled doors complete with a keyed entry lockset. Optional combination storm/screen doors or insulated steel doors are available. Interior doors shall be prefinished hollowcore doors with a honeycomb fill.
